Situation : This substantial property enjoys a lovely hillside position in the heart of the premier Monferrato wine region, with views over rolling hills, vineyards and medieval hilltop villages. On clear days the magnificent Swiss and French Alps can be seen in the far distance. The property is located in walking distance to a nearby village, where day-to-day shopping, bars and restaurants can be found. Nizza Monferrato is only a short drive away - this busy market town is a centre of the wine trade with excellent restaurants and shopping facilities, several banks, a hospital, a cinema, etc. The colourful weekly Friday market at Nizza's main square, the Piazza Garibaldi, and the antique market - held there on one Sunday each month - are both very popular. The motorway can be reached within 25 minutes; the international airports of Milan, Turin and Genoa within 60 to 90 minutes.
The Grounds including the house, courtyard, 2 small outbuildings, a meadow, a hazelnut grove, an orchard and some woodland extend to about 2.2 Ha (5.5 acres) in total. The property is well-stocked with mature ornamental trees and various fruit trees, and there is plenty of space for a generous swimming pool.
The House : The south-facing brick-built farmhouse is about 200 years old and enjoys a commanding position overlooking the beautiful green valley and nearby village. The property is located along a quiet single-carriage country lane, which leads only to the property and its immediate neighbours. An electric gate leads from the lane into the south-facing courtyard in front of the house
The house was renovated in the nineteen thirties, and has subsequently been improved by the current owner, so that it is now in good habitable condition. It has features typical of a South Piedmontese farmhouse, a cascina, in which the living and working areas are under one roof: this makes architectural and functional changes quite straightforward. In particular, the former ca. 90m² hayloft and the stable below it can easily be integrated into the main accommodation if desired. We are happy to help the buyer find a very competitively-priced geometra (builder) to oversee this work if required. We provide this service to our buyers free of charge.
Accommodation
Ground floor: A large terrace - with views over beautiful open countryside and a nearby hilltop castle - leads to the ground floor accommodation. Currently there are 3 reception rooms, a spacious kitchen and a second small kitchen. Also on the ground floor, but currently accessible only from the courtyard, are the former stable, a storage room and a large portico, currently used as a garage.
First floor: Two separate staircases lead from the ground floor to the first floor accommodation, which comprises 4 double bedrooms and 2 bathrooms. Also on the first floor is the ca. 90m² hayloft: this could also be converted into 2 self-contained apartments for holiday lettings.
Cantina: On the lower ground floor is a very large cantina / wine cellar, plus a boiler room.
Services: Plentiful potable water from own wells, mains electricity, wood and oil fired central heating.
Sporting facilities: There are a number of golf courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
Our opinion: a substantial residence in good habitable condition and in an excellent location, with great potential for further development.
