Near Nizza Monferrato
Location: The property is located in the beautiful Monferrato wine hills, only 2 minutes away from a charming village and only 10 minutes from the busy market town of Nizza Monferrato. Nizza, a well-known centre of the wine trade, is a lively town offering good shopping facilities, banks, restaurants, wine bars and enotecas - it also has a hospital, cinemas and an excellent school. The colourful weekly Friday market at the main square, the Piazza Garibaldi, and the antique market held there on one Sunday each month are both very popular. In the direction of Alessandria the motorway/freeway/autostrada can be reached by car in 15 minutes. The international airports of Milan, Turin and Genoa are within an hour's drive away.
The Vineyard covers 2.5 Ha (6.25 acres), of which 1.3 Ha (3.25 acres) are planted with DOC Barbera vines and 1.2 Ha (3 acres) are planted with DOC Moscato vines. The vineyard is in very good condition, and is currently sub-let to a local farmer who sells the grapes. This arrangement can be continued if desired by the new owner.
The property also includes a formal garden, meadows and some woodland. The grounds extend to 4.5 Ha (11.25 acres) in total.
The House: Set in a romantic location in the heart of the estate, with lots of privacy and fine views, the house enjoys a very sunny south-facing position. It is approached by its own small road that leads to a gated courtyard and a beautiful mature garden. The 200 year old house, built in the style of a traditional Piedmontese cascina, has been fully renovated to high standards by the present owner and has been kept in pristine condition. In total it includes 6 bedrooms and 6 bathrooms. The former agricultural areas of the house (stable and hayloft) are already integrated into the accommodation to provide a spacious living area of about 775 sq m (7,750 sq ft), including a self-contained apartment that can be used as guest or staff accommodation. All rooms of the house have generous proportions and lots of light. The house has central heating, double-glazed windows, traditional cotto tiled floors downstairs, and polished wooden floors upstairs.
Accommodation
Main House
Ground Floor: the front door leads from the courtyard into a spacious entrance hall. Double doors lead from there to a very spacious living/dining room - formerly the stable, with an open fireplace and a traditional vaulted brick ceiling - and to an open-plan kitchen. A door leads from the living/dining room to a small hall giving access to the 3 double bedrooms and 3 modern bathrooms on the ground floor. Also on the ground floor, only accessible from the courtyard, is a double garage - with a wooden floor - that currently houses 2 classic cars. There is also a large cantina/garage, currently used for storage, attached to the main house at a right angle.
First Floor: stairs lead from the entrance hall to the first floor landing and a corridor. To one side the corridor leads to the master bedroom with 2 bathrooms (his and hers) and a second smaller bedroom/study. The master bedroom and one of the bathrooms have doors opening onto a balcony with beautiful views over the grounds and garden. To the other side the corridor leads to a living area that includes a modern kitchen with a walk-in larder and balcony, a very large split-level reception room with an open fireplace and french windows, stairs leading to a small open gallery, a dining room, and a study/office. The entire first floor is laid with wood parquet floors and has wooden beamed ceilings. All rooms enjoy lots of light and beautiful views over the estate.
Guest Apartment
Situated on the first floor, the guest apartment - or staff accommodation - is reached via stairs that lead from the courtyard to its own independent entrance door. It comprises a spacious living/dining room with a kitchen area, one double bedroom and a modern bathroom. The apartment has wooden floors and pleasant views overlooking the courtyard and garden.
The Courtyard & Garden: Approached via an electric gate, the courtyard is laid with gray bricks and is surrounded by a beautiful mature garden, well-stocked with ornamental shrubs, trees and roses. A long portico along the south-facing side of the house offers a shady al fresco sitting and dining area, and the Mediterranean-style brick-built barbeque is perfect for entertaining during most of the year. There is plenty of space to accommodate a generous swimming pool.
Outside the gate, but within the property grounds, is an outbuilding with a workshop and an additional storage area.
Services: Mains water, mains electricity, gas, central heating.
Sporting facilities: There are a number of golf courses in Southern Piedmont. The one nearby, Margara near Felizzano, can be reached by car in 25 minutes. South Piedmont is perfect for bike riding: there are numerous small, scenic roads - mostly tarmac-surfaced - connecting the hills and villages. Horse riding is also very popular, and there are good riding facilities in the area. The nearest tennis courts can be found in Nizza Monferrato. The beaches of the Riviera are a one hour drive away, and the finest Italian ski resorts can be reached within 90 minutes.
Our opinion: A prestigious property in pristine condition, enjoying a secluded but not remote location. The house can easily be used as a two-family home, and has the benefit of an independent guest apartment .
