The Situation: the property occupies a beautiful elevated hillside location with gorgeous views over the rolling Monferrato wine hills. Approached by a quiet country road, it is situated not far from a small hilltop village and less than a 10 minute drive away from Nizza Monferrato, a centre of the wine trade with excellent restaurants and shopping facilities, a hospital, banks, cinema etc. The colourful weekly Friday market at the main square in Nizza, the Piazza Garibaldi, and the antique market - held there on one Sunday a month - are very popular. The motorway can be reached within 25 minutes, and the international airports of Milan, Turin and Genoa within 60 to 90 minutes.
The property measures about 10,000 mē (2.50 acres), of which 6,000 mē (1.5 acres) are a Barbera vineyard situated on the slope beside the house. The remaining grounds accommodate an 18th century farmhouse, a courtyard and an orchard stocked with various fruit trees.
The House: The two-storey 200 years old brick-built house has features typical of South Piedmontese farmhouses, the so-called cascinas, in which the living and working areas are under one roof. This makes architectural and functional changes quite straightforward: the former stable can easily be integrated into the main accommodation. The condition of the building is good, but it is in need of general renovation and reburbishment; if required, there is plenty of space for an extension. Some of the floors are original cotto, and the rooms have open fireplaces and attractive vaulted ceilings that can easily be sand-blasted back to their original condition. We are happy to help the buyer find a very competitively-priced geometra (builder) to oversee the renovation. We provide this service to buyers free of charge.
Accommodation
Ground floor: The entrance from the courtyard leads to 3 spacious rooms, including an old-fashioned kitchen, and to a stable at the side of the house. There is also a small portico at the back of the house, only accessible from the outside.
First floor: The original stone staircase leads up to three spacious double bedrooms, all with beautiful views.
The Grounds & Vineyard: The grassy courtyard features several mature trees; carved into the hill beside the courtyard the is a small cave - or grotto - formerly used for storage. A second courtyard to the rear of the house leads to the vineyard above. The small orchard close to the house features several fruit trees, including some mature fig trees. All the grounds, including the Barbera vineyard, are currently somewhat overgrown. There is enough space to accommodate a swimming pool.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
