Near Acqui Terme

Situation : This charming 18th century stone farmhouse enjoys a commanding position on a hillside near a historic, picturesque hilltop village not far from Aqui Terme. It is very secluded, enjoys lots of privacy and includes beautiful grounds of about 2 Ha (5 acres). The house is very sunny and overlooks open vineyards and countryside, with views reaching as far as the Ligurian Alps. Only 2 minutes away by car, the nearby village has basic day-to-day shopping facilities and an excellent restaurant. The well-known Roman spa town of Acqui Terme - with its medieval town centre, excellent shopping facilities, exquisite restaurants and enotecas, and a popular spa and recreation centre - is a 15 minute drive away. The motorway can be reached from the property within 30 minutes, and the international airports of Milan, Turin and Genoa within 60 to 90 minutes.

Grounds & Vineyard: The property measures about 20,000 mē (5 acres), of which about 2,000 mē are a mature, well-maintained vineyard that produces Barbera and Dolcetto grapes. Currently the vineyard is tended by a local farmer, an arrangement that can be continued by the new owner if required. The remaining grounds accommodate the farmhouse; a courtyard; an orchard stocked with various fruit trees, including apple, pear, fig, cherry and plum; sloping mediterranean woodland; and a crotin - an underground wine cellar with constant temperatures throughout the year, used for wine storage.

House: The antique stone-built house faces southeast: it has been renovated in the past to a basic standard, and can be made habitable very quickly. The house has water, electricity, central heating, and a bathroom. However, it has huge potential for further renovation and development - the cantina and hayloft could easily be used to provide additional bedrooms and en-suite bathrooms. The rooms have some lovely features - including open fireplaces and traditional vaulted brick ceilings, easily sandblasted back to their original condition. The outside of the house is partly rendered with plaster, which could be removed to expose the original stone walls if desired.

Accommodation

Ground Floor: the front door leads from the courtyard into a small entrance hall with stairs leading to the first floor. To the right a door leads to the kitchen with a window overlooking the courtyard. To the left the entrance hall leads to two reception rooms, one of which has another door opening onto the courtyard.

First floor: the stairs from the ground floor lead to a small landing, with a door to a spacious bathroom. From the landing the stairs continue to the first floor. Here are three spacious bedrooms, all facing the front of the house, of which two have access to a long balcony that overlooks the rolling hills of the Monferrato countryside. All the bedrooms have lots of light, vaulted ceilings and beautiful views. Stairs lead from the first floor to a very spacious loft area that could easily converted into further accommodation.

Outside: A small concrete-surfaced drive leads from a country lane to the spacious courtyard and garden. The grounds include a well, and there is space for a swimming pool. A 200-year-old cherry tree is a beautiful feature of the courtyard. The cantina is located at the back of the house, where in former times there would also have been a portico - this could be re-built if required. The crotin is set into the hill just behind one end of the house.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Le Colline near Acqui Terme, can be reached by car in 20 minutes. Tennis courts can be found in the nearby towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within a one to one-and-a-half hour drive.
