Situation: This very secluded property enjoys an elevated south-facing position on a sunny hillside overlooking a small, idyllic gorge along which runs a small stream. It is within walking distance of the main square of a small town - a town that was founded the Romans, and is now overlooked by the ruins of an impressive castle. The town has shopping facilities, a bank, a post office, a school, cafes, restaurants and agriturismi, all within walking distance of the property. The area is famous for the wonderful cheese Robiola di Roccoverano, and for its Moscato vineyards, truffles, porcini mushrooms, hazelnuts and chestnuts - it is also at the heart of the Langa Astigiana, a region of great scenic beauty. The well-known town of Cortemilia is a short drive away, and the motorway can be reached in 40 minutes.
The house: the 250 years old south-facing farmhouse is of solid stone construction and built in an L-shape. It comprises a residential part plus an agricultural part that includes a stable and hayloft. Most rooms feature traditional brick-vaulted ceilings, some have antique cotto floors, and one room has a highly sought-after antique Venetian-style tiled floor, a so-called pavimento alla Veneziana.
The house was occupied until recently, and is in a sound condition. It needs some updating and modernization, but can be made habitable very quickly. It also offers interesting development potential: the main accommodation can easily be extended to include the stable and/or hayloft.
Accommodation
Ground Floor: the front door leads from the courtyard into a small entrance hall with stairs leading to the first floor. To the right a door leads to a spacious living room with a storage area, and to the left is a dual-aspect room, formerly a kitchen, with an open fireplace. Also on the ground floor, currently only accessible from the courtyard, is the stable and a wine cellar/cantina, both of which could be integrated into the main accommodation. On the side of the house, also only accessible from the outside, is a further ground-level cellar.
First floor: the stairs from the ground floor lead to a small landing, with a door to a spacious but dated bathroom. Another door leads from the landing to a spacious bedroom, with access to a balcony overlooking the courtyard. Also accessed from the landing are two further spacious bedrooms. The hayloft on the first floor can currently be reached only by ladder, but could be used to create a further bedroom and bathroom with access from the main accommodation.
The grounds, measuring about 8000 mē (2 acres) in total, are organised in sunny south-facing terraces and feature various fruit trees, including a fig tree and a mature cherry tree. A private drive leads from the courtyard down to the entrance to the property, which could easily be gated if additional privacy is required. The property has well-defined boundaries, and there is space for a swimming pool.

Sporting facilities: Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists, and hiking is also very popular in the region. The beaches of the Italian Riviera are less than an hour's drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
