Near Agliano Terme
Situation : This antique property enjoys an elevated south-facing position on a ridge with a 360 degree view over the gentle Monferrato hills. Approached via a quiet country lane, it is located in a borgo (hamlet) near the small hilltop town of Agliano Terme, only a short distance from the Agliano Terme spa. The historic town of Agliano Terme offers good day-to-day shopping facilities, cafes and restaurants, a bank and a post office. The autostrada can be reached in about 30 minutes.
The house is a 250 year old brick-built farmhouse, attached on one side to another property of similar age and construction. However, it has its own entrance from the road, and is not overlooked. The house comprises a residential part plus an agricultural part - the latter includes the former stable and a former hayloft, now almost completely demolished. The rooms feature high brick-vaulted ceilings, nearly all have wooden beams and open fireplaces, and the house offers tons of development potential. To the left is another spacious room with a door leading to the former stable. The impressive underground cellar with its beautiful vaulted ceilings is only accessible from the courtyard.
First floor: antique stone stairs lead from the ground floor to the first floor. Here there are 3 large rooms, each enjoying far-reaching views to the south.
Second floor: stairs continue from the first floor to the second floor. Here there are three further spacious south-facing rooms, all with excellent views over the grounds and the open countryside beyond. All the rooms have lots of light, vaulted ceilings, wooden beams and open fireplaces.
Former stable & hayloft: while the former stable still exists, the hayloft above it has been demolished. This area could however be re-built, and provides ample space for further accommodation.
The grounds include a spacious courtyard and adjacent to it a south-facing gently-sloping plot, currently overgrown but with potential for planting vines. On one side of the courtyard there is a small derelict outbuilding which could be converted into a fine patio area. The property has well-defined boundaries, and enough space for a swimming pool.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 35 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
