Near Asti
Situation : This attractive south-facing detached property is located in a small rural hamlet (borgo) only a 10 minute drive away from the famous wine town of Asti, and in easy commuting distance of Turin. The location is very quiet - the small road that runs along the property has little traffic - and the house enjoys beautiful far-reaching views towards the south. The house is surrounded by a pleasant garden with mature shrubs and trees, and there is space for a swimming pool. The property is a five minute drive away from a small town that offers good day-to-day shopping facilities, restaurants, wine bars, banks, and a post office. The nearby lively town of Asti is famous for its spectacular Palio - just as popular among Italians as the Palio of Siena, but even more ancient - held on the third weekend in September, and followed by a famous wine festival - the Douja D'Or.
The house, built in elegant turn-of the century style, is of solid brick construction: it features high ceilings, all the original internal double doors, wooden parquet floors on the ground floor, and both internal and external wooden shutters on all windows. The house has central heating, a spacious cellar/cantina in the basement, and a total floor area of about 300 mē (3,000 sq.ft). The house is in good habitable condition, and has the potential to become a truly stylish residence.
The ground floor : A few steps lead up from the garden to the original entrance door, which opens into a spacious entrance hall complete with original tiles. Double doors lead from the entrance hall to an attractive drawing room - this has 3 windows overlooking the garden and an original fresco-decorated ceiling. A door leads from the drawing room to a kitchen, and another door leads to another smaller, inner hall with access to a dining room/study, a cloak room and a further door leading down to the garden at the rear of the house. Wooden stairs lead to the first floor: doors open from a landing half-way up these stairs onto a small balcony that overlooks the woodland behind the house.
The first floor includes three double bedrooms and one single bedroom. Two of the double bedrooms and the single bedroom face south, and all four bedrooms have high ceilings and lots of light. In addition there is a very large bathoom, which could easily be divided into 2 bathooms - one en-suite to the master bedoom, plus a second family bathroom.
Second floor : The wooden staircase leads from the first floor to the second floor. Here there is a small study with a south-facing balcony and stunning views, plus a spacious loft area that could be converted into two further bedrooms and a bathroom.
Basement: stairs lead from the ground floor down to a basement that includes a cantina/wine cellar and two further storage rooms.
Outside: The property is approached via a gate that leads into an attractive garden, currently rather overgrown, with mature trees - including some fruit trees - plus various shrubs and grassy areas. There is ample space for a swimming pool. A driveway leads along the side of the house to a spacious portico/garage at the rear of the garden. To one side and to the front of the house, but only accessible from the road, there is a small, renovated chapel - this was originally part of the property, but now belongs to the Church.
Services: Mains water, mains electricity, gas, telephone.
Viewing: Strictly by appointment with the sole agents, Piedmont Properties.
Our personal opinion: An attractive property in a very convenient location - the house is in good habitable condition and would make a stylish residence.
