This outstanding vineyard estate enjoys a stunning position in the heart of the premier Monferrato wine region. The farmhouse is perfectly located on its own hilltop, with a 360 degree view over rolling hills, vineyards and medieval hilltop villages. On clear days the magnificent Swiss and French Alps can be seen in the distance.
The small, busy market town Nizza Monferrato is only a short drive away, and basic shopping - and 3 good restaurants - can be found in the nearby village. Road access is excellent, and the property can easily be converted into either a stylish private residence or a B&B/Agriturismo. The motorway is 20 minutes away by car, and the international airports of Milan, Turin and Genoa can be reached within 60 to 90 minutes.
The Vineyard
Currently about 2 hectares (5 acres) are planted with the following red DOC vine varieties: Merlot, Pinot Noir, Cabernet-Sauvignon, Barbera d'Asti and Brachetto. The well-aspected vineyard is adapted for working with the machinery that is included in the sale. Subject to permission, the grounds are suited to the creation of further vineyard: the owner already has permission to plant an additional 7100 m² with Barbera d'Asti vines. The annual grape harvest of about 20 tonnes (20,000 kg) is currently sold to the local Cantina Sociale. Should the new owner wish, the vineyard can be sublet to a local farmer.
The Grounds
The grounds extend to about 6.8 Ha (17 acres) in total, of which about 6000 m² are planted with hazelnuts. The grounds also include meadows, well-suited for keeping horses, and two very spacious courtyards.
The courtyards, in front of and behind the house, are very spacious and provide plenty of room for creating a garden and a swimming pool. Currently there are some mature trees - which provide pleasant shade - and a grassy area in front of the house.
The House
The South-facing brick-built farmhouse is about 100 years old and enjoys a commanding position on top of a hill, with both panoramic 360 degree views and total privacy. It is situated at the end of a long driveway, which it overlooks. The residential part of the house benefits from light and airy rooms with high ceilings and large windows looking South and West.
Accommodation
Ground Floor: The main entrance from the courtyard leads into a small hall with stairs leading to the first floor. Currently there are 2 spacious reception rooms, one with an open fireplace, and a kitchen on the ground floor. At the back of the house, extending over the entire length of the building, there is a huge cantina /wine cellar, which could be integrated into the main accommodation if not required for winemaking.
First Floor: The original staircase leads up to a landing with a balcony. There are four spacious bedrooms and 2 modern bathrooms. All rooms have higher-than-average ceilings, lots of light and magnificent views.
The house has been basically renovated, and is habitable. However, the building has great potential to be turned into a large and stylish residence by including the hayloft, stable and cantina into the main accommodation. It would also be possible to create 3 or 4 small apartments for holiday lettings.

There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
