Near Canelli
Situation : Approached by a quiet cobblestone street, this house enjoys a sunny and peaceful location on the south side of the medieval centro storico of a picturesque hilltop village, very conveniently located between the two lively market towns of Canelli and Nizza Monferrato. The impressive castle behind the house is a landmark visible for miles around: during the summer months classical concerts and art exhibitions are held in its walled gardens. A short walk from the house are a village shop and a pleasant restaurant serving traditional Piedmontese cuisine.
Canelli and Nizza Monferrato - both with good shopping facilities, hotels, restaurants, coffee and wine bars, schools and hospitals - can each be reached by car within ten minutes. Day-to-day shopping facilities can also be found in the lower part of the village, only a two minute drive away. In the direction of Alessandria the motorway/freeway/autostrada can be reached by car in 20 minutes. The international airports of Milan, Turin and Genoa are a little more than an hour's drive away.
The House: The two-storey brick/stone house dates from the mid-18th century and is attached at one side to a neighbouring house. The main accommodation has been renovated and is in good habitable condition. However, the street-facing facade of the house requires some cosmetic attention. There is space for creating further accommodation, and we are happy to help the buyer find a very competitively-priced geometra (surveyer/builder) to oversee any building works. We provide this service to buyers free of charge. A reserved parking space next to the house belongs to the property: it is also possible to drive into the courtyard and park further cars there if required.

Ground floor: The entrance door from the cobblestone street opens into a small entrance hall: from there a door leads into a spacious and sunny living room with 2 windows giving beautiful views over the Monferrato countryside. Outdoor stairs lead from the veranda down to the courtyard.

Lower Ground Floor & Grounds: Stairs lead from the veranda down to the courtyard, which is also accessible by car via a small driveway to the side of the property. On the lower ground floor, only accessible from the courtyard, are the former cantina/winecellar and another spacious room, currently used for storage. Both rooms could be converted into further accommodation if required. The courtyard enjoys a southerly aspect with lovely views - it could easily be turned into a romantic courtyard garden. Below the courtyard, a sloping plot of overgrown land is part of the property - this could be terraced and cultivated, or simply left as it is.

Sporting facilities: There are a number of golf courses in Southern Piedmont. The one nearby, Margara near Felizzano, can be reached by car in 30 minutes. South Piedmont is perfect for bike riding: there are numerous small, scenic roads - mostly tarmac-surfaced - connecting the hills and villages. Horse riding is also very popular, and there are good riding facilities in the area. The nearest tennis courts can be found in Asti. The beaches of the Riviera are a one hour drive away.
