Near Barolo and Monforte d'Alba

Location: Situated next to the church in the centre of a small Piedmontese hilltop village in the heart of the wine country, the property enjoys a desirable postion with stunning views to the West across rolling hills to the French Alps. The well-known villages of Monforte d'Alba and Barolo are only a short drive away, and Alba can be reached within 15 minutes. Alba, the commercial centre of the region, offers excellent shopping facilities, banks, schools, etc. The area is famous for its excellent vineyards, scenic beauty and great cuisine: there are several superb restaurants within easy reach of the property. In the direction of Alba the motorway/freeway/autostrada can be reached by car in 30 minutes. The international airports of Milan, Turin and Genoa are within a 40 to 90 minute drive away.

The House: The property consists of 2 independent buildings which are attached to each other and can easily be converted into one residence. The buildings are of medieval origin, with very thick walls: they also have several balconies, a small courtyard garden, and many original features including vaulted ceilings, wooden beams and fireplaces. One of the houses is basically habitable, although in need of some modernization, while the second is in need of a more general renovation.

Accommodation

House 1

Ground Floor: the main entrance into the house leads from the courtyard into a small room. From there doors lead to the kitchen and the living room. A cloakroom and a small storage room are also located on the ground floor.

First Floor: the first floor is currently only accessible via outside stairs, but there is enough space in the house to accommodate internal stairs. On the first floor there are two spacious bedrooms with balconies, and a modern bathroom. The bedrooms enjoy lots of light and beautiful views over the open countryside.

House 2

Ground Floor: The second house is attached to the first: currently there is no internal door connecting them. The main entrance door leads from the courtyard into a small entrance hall, with doors leading to an old-fashioned bathroom and a storage area. Doors lead from the entrance hall to a kitchen and a second spacious room, formerly used as a living room. Doors open from the kitchen and the former living room onto a long balcony - typical for the Langhe region - that offers beautiful views.

First Floor: Internal stairs lead from the kitchen to the first floor, where there are currently 2 spacious bedrooms, plus a smaller third room that could be turned into a bathroom. Both bedrooms have doors leading onto a long balcony, situated above the ground floor balcony, that offers beautiful views to the West: on a clear day the French Alps can be seen.

Lower Ground Floor and Patio Garden: Along one side of the house are stairs that lead down onto the lower ground floor and a small patio garden. There are 2 rooms on the lower ground floor: one was formerly used as a cantina, the other for storage. These rooms can easily be turned into accommodation if required. The small patio garden features a mature tree: it is currently overgrown, but could be turned into a pleasant outdoor entertaining area. The garden is situated on top of a tall supporting wall: it would be possible to create a garage by cutting into the wall.

Services: Mains water, mains electricity, mains gas, mains sewer, central heating.

Sporting facilities: There are a number of golf courses in Southern Piedmont. The one nearby, the 18-hole Cherasco Golf Club, can be reached by car in 30 minutes. South Piedmont is perfect for bike riding: there are numerous small, scenic roads - mostly tarmac-surfaced - connecting the hills and villages. Horse riding is also very popular, and there are good riding facilities in the area. The nearest tennis courts can be found in the village. The beaches of the Riviera are a 45 minute drive away, and the finest Italian ski resorts can be reached within 60 minutes.

Our opinion: A very attractive village property near the heartland of Barolo country, offering very flexible accommodation and interesting development potential.
