Between Nizza Monferrato and Alessandria
Location: The property is located on a quiet residential road in the centre of a small and delightful market town in the heart of the South Piedmontese wine country, only a short distance away from the elegant provincial capital Alessandria and the lively market town Nizza Monferrato. Shopping facilities, banks, a school and the weekly market are all in walking distance from the property. The motorway can be reached in about 10 minutes.
The House: The property consists of 3 independent dwellings that are attached to each other, all enjoying a southerly aspect: thay can easily be converted into a single residence. The buildings are about 200 years old, with very thick walls: they have 2 balconies, 2 courtyard gardens, and many original features including vaulted ceilings, wooden beams and open fireplaces. The entire property has a floor area of about 450 sq.m.
Accommodation
House 1: is the main building, located between House 2 and House 3.
Ground Floor: the main entrance leads from the courtyard into a small entrance hall with stairs leading onto the first floor. A door leads from the entrance hall to the kitchen and the former stable at back of the house. A gate opens from the stable onto a second courtyard, running along the length of the back of the house, that could be used for parking. Another door leads from the entrance hall into a further room on the ground floor, from where a second flight of stairs lead up to the first floor. There is also a second, smaller stable, currently only accessible from the courtyard behind the house.
First Floor: 2 flights of stairs lead up to the first floor, where there are currently 3 bedrooms plus a former hayloft. The bedrooms enjoy lots of light and pleasant views over the town and the surrounding countryside.
The Attic: stairs lead from the first floor to an attic that currently has 2 rooms, but includes the space to create a further 2 rooms plus a bathroom.
House 2
Ground Floor: currently there is no internal door connecting House 2 to House 1, the main building. The main entrance door of House 2 leads from the courtyard into a small entrance hall that has doors leading to a small former kitchen with an open fireplace, and to a stable at the back with doors leading to the rear courtyard.
First Floor: Internal stairs lead from the small entrance hall to the first floor: here there is currently one bedroom, plus a former hayloft that could be converted into a small bedroom with a bathroom.
House 3
Ground Floor: like House 2, there is currently no internal door that connects House 3 to House 1, the main building. The main entrance door leads from the courtyard into a small entrance hall, with doors leading to the former kitchen - with an open fireplace - and to a stable at the back with doors that lead to the rear courtyard.
First Floor: Internal stairs lead from the small entrance hall to the first floor, where there is currently a single bedroom plus an additional area that could be turned into a bathroom.
The front and the rear courtyards: the front courtyard slopes up slightly from the street, along which an outbuilding/portico, used for storage, faces the house. This portico could be used as an outdoor sitting area and/or a garage. Currently the courtyard is not fenced, but it would be possible to build a wall to create an intimate courtyard garden and outdoor living space. The long but narrow back courtyard would make an ideal private parking area.
Services: Mains water, mains electricity, mains gas.
Sporting facilities: There are a number of golf courses in Southern Piedmont. The one nearby, the 18-hole Fubine Golf Club, can be reached by car in 30 minutes. South Piedmont is perfect for bike riding: there are numerous small, scenic roads - mostly tarmac-surfaced - connecting the hills and villages. Horse riding is also very popular, and there are good riding facilities in the area. The nearest tennis courts can be found in the village. The beaches of the Riviera are a 45 minute drive away, and the finest Italian ski resorts can be reached within 60 to 90 minutes.
Our opinion: A very attractive village property that offers very flexible accommodation and interesting development potential.
