Near Nizza Monferrato
Situation : the property occupies a beautiful elevated location with gorgeous views over the Monferrato wine hills. The gently-sloping grounds of about about 2 Ha (5 acres) would make excellent pasture for horses. Approached by a quiet country lane, the property is situated not far from Nizza Monferrato, a centre of the wine trade with excellent restaurants and shopping facilities, banks, hospital, cinema etc.: the colourful weekly Friday market at the main square, the Piazza Garibaldi, and the antique market - held there on one Sunday a month - are very popular. The motorway can be reached within 25 minutes, and the international airports of Milan, Turin and Genoa within 60 to 90 minutes.
The House: The two-storey brick-built farmhouse faces South, and enjoys a very idyllic and peaceful location: positioned in the centre of the property, it offers far-reaching views over the Monferrato countryside. The house has features typical of South Piedmontese farmhouses, the so-called cascinas, in which the living and working areas are under one roof. First floor: the original Luserna stone stairs lead from the small hall on the ground floor to five very spacious rooms, one of which has a balcony. All rooms feature original vaulted ceilings and fireplaces, and enjoy beautiful views. The huge hayloft, currently only accessible from the courtyard, offers further development potential.
Second floor: stone stairs lead from the first floor to the second floor with a further 4 spacious rooms.
The outside: the property is approached via a small lane, with a drive leading to the house. The grounds are currently given over to grass, and feature several beautiful mature Mulberry trees that provide welcome shade during the summer months. There is plenty of space to create a garden and/or a swimming pool. The property has well-defined boundaries, and is separated from the neighbouring property by a very tall and mature evergreen hedge.

The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
