Near Canelli
Situation: This attractive property is situated at the edge of a small hilltop village near Canelli, and enjoys stunning views: on clear days the French and Swiss Alps can be seen from the house - including the famous peaks of Mont Blanc, Monviso and Monte Rosa, which all tower impressively over the rolling Piedmontese countyside. In the village, and within walking distance, there are basic shopping facilities and a weekly market. Canelli is one of the main commerical centres of the Piedmont wine trade, where many famous wineries - including Gancia, Riccadonna and Bosca - have their headquarters. The town offers very good shopping facilities, banks, restaurants and bars. Canelli's historic cellars, declared a World Heritage site by UNESCO, are also a popular tourist destination. The nearest motorway can be reached from the property in about 40 minutes.
The house is a 250-year-old, detached, L-shaped farmhouse of solid stone and brick construction. This type of house, a so-called rustico, is highly sought-after: they have become increasingly difficult to find in Southern Piedmont. The south-facing building comprises a residential part plus an agricultural part that includes the former stable. The rooms feature traditional brick-vaulted ceilings, some also have wooden beams and open fireplaces, and the house offers lots of development potential. The house benefits from a new fully-insulated roof, laid with antique roof tiles (coppi). The total floorspace of the house is about 180 sq.m.

Accommodation
Ground Floor: currently there are 2 rooms on the ground floor: a large stable, and a second large room. The stable can be converted into a generous kitchen with dining area, and the large room could be turned into an attractive living room.
First floor: this is currently occupied by a large hayloft area and a former bedroom. In total there is space to create 2 to 3 bedrooms plus 2 bathrooms. The inside of the new roof can be the ceiling of the first floor rooms, making a very attractive feature with an airy, spacious feel.
The outside: the house is located on a small village road with neigbours opposite and to one side. The grounds comprise a courtyard to the front, and a garden plot to the rear of the house: the latter, currently rather overgrown, features mature hazelnuts trees - which could easily be removed. There is space to create a swimming pool. To provide greater privacy, it would be possible to build a wall between the courtyard it and the road. There is a small outbuilding in the courtyard, which could be renovated - and there is space for a garage.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 40 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
