Near Santo Stefano Belbo

Situation : This very secluded property enjoys an elevated position on a sunny hillside overlooking the valley of the Belbo river, with excellent views towards the Langhe hills. The property is easily accessed via a long private driveway from a quiet country lane. It is located near the small, lively market town of Santo Stefano Belbo, a well-known centre of the wine trade and a gateway to the famous Langhe region. The centre of Santo Stefano Belbo - with its good shopping facilities, weekly market, cafes and restaurants - is only a few minutes away by car. The motorway can be reached in about 40 minutes.

Vineyard & Grounds: The property measures about 15,000 mē ( 3.75 acres), of which ca. 6,000 mē (1.5 acres) are a mature, well-maintained Moscato DOC vineyard situated on the slopes surrounding the house. Currently the vineyard is tended by a local farmer, an arrangement that can be continued by the new owner if required. The remaining grounds accommodate an 18th century farmhouse, a courtyard, a well, and sloping mediterranean woodland. The property has well-defined boundaries, and there is space for a swimming pool.

The house has been renovated in the past to a basic standard, and can be made habitable very quickly. It has water, electricity, and a bathroom. However, it has huge potential for further renovation and development - the stable and hayloft could easily be used to provide additional accommodation. The rooms have some lovely features - including open fireplaces and traditional brick-vaulted ceilings, easily sandblasted back to their original condition. The outside of the house is partly rendered with plaster, which could be removed to expose the original stone walls if desired.

Also on the ground floor, currently only accessible from the courtyard, are the former stable and a workshop - both these rooms could be integrated into the main accommodation - plus a portico, which could be used as a garage. Below the living room, and only accessible from outside, is a spacious underground wine cellar with a beautiful vaulted ceiling.

First floor: stairs lead from the entrance hall to two very spacious rooms, which can easily be converted into 3 bedrooms and 2 bathrooms. Also on the first floor is a large hayloft: this could also be turned into additional accommodation.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 40 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
