Between Asti and Alessandria
Situation: This very attractive rural 2 Ha (5 acre) property, situated just outside a small hilltop town between Asti and Alessandria, enjoys beautiful views over the small hilltop villages of the rolling Monferrato countryside. Its location is very secluded, romantic and wonderfully quiet: not a road can be seen or heard, and no large buildings obstruct the fabulous views. The nearby town has good facilities that include a chemist, a bank, a post office and a weekly market. The attractive golf course Margara is about 5 km (3 miles) away. The historic towns of Asti and Alessandria can be reached within 15 to 20 minutes, and the nearest motorway is about 12 minutes by car from the property.
The farmhouse is about 250 years old, detached, L-shaped, and of solid brick construction.The south-facing building comprises a residential part plus an agricultural part that includes the former stable, a hayloft and a very large portico. The rooms feature traditional brick-vaulted ceilings, some also have wooden beams and open fireplaces, and the house offers lots of development potential.

Accommodation
Ground Floor: one of the 3 entrance doors opens from the courtyard into a small entrance hall with doors leading to a small cloak room and stairs leading up to the first floor. Currently there are 3 rooms on the ground floor: one of the rooms - the former kitchen - features an impressive bread oven. All rooms have lots of light and beautiful vaulted ceilings: these are currently plastered, but can easily be sandblasted back to their original condition. Also on the ground floor are a large stable and a wine cellar (cantina). The stable could be converted into an attractive living room.
First floor: currently there are 3 bedrooms and a bathroom on the first floor. All three bedrooms have access to a long balcony which overlooks the beautiful grounds. The first floor also features a large hayloft with lots of development potentail: there is space here to create 2 to 3 bedrooms plus bathrooms.
The attic: the stairs from the first floor lead up to an attic with lots of character: its wooden-beamed ceiling is still covered with the original antique bricks. The attic offers enough space to create 2 further bedrooms and a bathroom.
The large portico is attached at a right angle to the house: it was used in the past for agricultural storage, but could be turned into a wonderful shaded outdoor sitting area. At the back of the portico there are 2 storage rooms.
The grounds: the property is approached from the main road via a smaller gravel-covered road, used mainly by neighbouring farmers to reach their fields. A wrought-iron gate opens into the driveway which leads up to the house. The courtyard features several mature fruit trees and ornamental trees that provide welcome shade during the summer months. There is plenty of space to build a swimming pool, and there is also a small, overgrown vineyard which could be re-planted. The remaining grounds are gently-sloping meadows plus a small area of woodland.
Services: Well-drawn water and mains electricity. There is an abundance of fresh water in the well, but mains water can also be supplied if required.
Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in a few minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
