Near Nizza Monferrato
Situation : This splendid Piedmontese country residence enjoys a secluded hillside position in the heart of the premier Monferrato wine region, and benefits from a well-maintained 3000 mē Barbera d'Asti DOC and Dolcetto d'Asti DOC vineyard. It is situated at the end of a small country lane which leads only to the neighbouring vineyards. The property has fine views over open countryside, yet it is very conveniently located only 5 minutes from the busy market town Nizza Monferrato. Nizza is a centre of the wine trade, with excellent restaurants and shopping facilities, a hospital, banks, cinemas, schools etc. The colourful weekly Friday market at the main square, the Piazza Garibaldi, and the antique market - held there on one Sunday every month - are very popular. The motorway can be reached in about 20 minutes, and the international airports of Milan, Turin and Genoa can be reached within 60 to 90 minutes.
The grounds, extending to about 7,000 mē in total, also include a beautiful garden, well-stocked with mature ornamental trees, roses and shrubs; a mature orchard, with various nut and fruit trees; rows of eating grapes, a well and a vegetable garden. The grounds also feature an unusually well-manicured lawn around the house. The front courtyard/garden is approached via a cast-iron entrance gate. There is plenty of space for a generous swimming pool.

The House : The sunny, south-facing brick-built farmhouse is about 200 years old. Accommodation
Ground floor: The main entrance from the front courtyard/garden leads into a spacious entrance hall with stairs leading to the first floor. A door to the right opens into a dining room, and beyond that is a spacious reception room with a traditional brick-vaulted ceiling, from where double doors lead out into the front garden. On the other side of the entrance hall, opposite the dining room, are the kitchen and a small sitting room with an open fireplace. Also accessed from the entrance hall is a large cantina (wine cellar): if not required for winemaking or wine storage, this could be integrated into the main accommodation. Also on the ground floor is large garage / storage area.
First floor: The staircase leads up from the entrance hall to a mezzanine landing with a cloak/shower room, then onward to a spacious first floor landing and balcony. There are three spacious double bedrooms, a bathroom and a dressing room. All rooms have higher-than-average ceilings, lots of light and lovely views.
The spacious hayloft is also on the first floor, but is currently only accessible from the garage below it.
Second Floor: A staircase leads from the first floor to a very spacious and tall attic, which can also be turned into further accommodation if required.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 35 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
Our opinion: a prestigious property in a very quiet yet unremote location. Although immediately habitable, the house has lots of further development potential: it could become either a boutique vineyard farm - perhaps with holiday lettings - or an imposing private residence.
