Near Acqui Terme
Situation : Enjoying an enviable rural location close to the beautiful Roman spa town of Acqui Terme, this secluded property benefits from a gentle hillside position with gorgeous far-reaching views. The south-facing, sloping grounds extend to about 13 Ha (32.5 acres) in total. There is plenty of space to create a garden, a swimming pool and even a tennis court. The centre of Acqui Terme, with its excellent shopping facilities, hotels, bars, restaurants, markets and spa facilities, can be reached by car within 10 minutes. In the direction of Alessandria the motorway / freeway / autostrada can be reached by car in 25 minutes. The international airports of Milan, Turin and Genoa can all be reached by road within 90 minutes, and the beaches of the Italian Riviera are only a 30 minute drive away.
The early 19th century stone house is basically habitable, and has the potential to be turned into either a stunning private residence or a B&B. It is approached by a small country lane, from which a private driveway leads to a large courtyard and the south-facing house and its outbuildings. The nearest neigbours are within walking distance, and a small river a ten-minute walk away contains crystal-clear freshwater pools that are used for swimming.
The Vineyard: The estate includes about 10,000 mē (2.5 acres) of mature Barbera vineyard, situated on the slopes behind the house. Currently the vineyard is tended by a local farmer, an arrangement that can be continued by the new owner if required.
The Rest of the Grounds, approximately 12 Ha (30 acres), are mainly maintenance-free, mature mediterranean woodland, some of which was additional vineyard in the past. Between the house and the vineyard are large areas of meadow, while to the east side of the house are a former orchard, a well and an antique bread-oven. The property has well-defined boundaries.
The Main House was first renovated in 1929: the floors, stairs, kitchen etc. are typical for that era. Currently the house is divided into two parts, and has a total of 7 bedrooms. Accommodation
Ground Floor: the main door opens from the courtyard to a small entrance door, from where stairs lead to the main accommodation on the first and second floors. On the ground floor there are currently a very impressive wine cellar - with beautiful vaults constructed of natural stone - plus 2 large storage rooms/workshops. The cellar and the workshops all have doors opening onto the courtyard, and can be turned into additional accommodation if required.
First Floor: the stairs lead to a spacious landing, with a door to the right opening into a spacious triple-aspect living room with an open fireplace. Also from the landing double doors lead onto a long balcony, with beautiful views, at the front of the house, while a further door leads to the spacious 1929 kitchen. External doors lead from the kitchen to the grounds behind the house.
Also on the first floor is an independent apartment - comprising a living room/kitchen, a small bathroom and a bedroom - that is accessed via external stairs and a first floor patio. The apartment has its own front door, but also doors that open onto the long first-floor balcony.
Second Floor: stairs lead from the first floor to a spacious landing and three double bedooms and a bathroom. Also on the second floor, but only accessible via stairs from the first floor patio, are three further double bedrooms and a small bathroom. All the bedrooms have vaulted ceilings, lots of light and beautiful views.
The Outbuildings: Attached at a right angle to the main house is an antique stone outbuilding/barn - formerly two stables and a hayloft. The hayloft features beautiful arched openings to the front, while one of the stables features a fine vaulted brick ceiling. Together with a portico, attached at a right angle to the barn and used as a shaded outdoor sitting area during summer, the three buildings enclose a large grass-covered courtyard with some mature trees.

Sporting facilities: There are a number of golf courses in Southern Piedmont. The nearest, Le Colline near Acqui Terme, can be reached by car in 10 minutes. Tennis courts can be found nearby, and horse riding is also very popular, with stables not far away. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. Popular Italian ski resorts can be reached within 90 minutes.
