Near Canelli

Situation: Set in a small rural borgo (hamlet), this south-facing property enjoys a very sunny location and far-reaching views. Situated along a small country lane, the borgo is surrounded by vineyards, arable fields and meadows, and it is only a short drive away from the famous wine town of Canelli, one of the most important centres of the wine trade in Italy, with its excellent shopping facilities, banks, restaurants, bars and enotecas. From there the motorway can be reached in about 30 minutes, and the international airports of Milan, Turin and Genoa in little over an hour.

The House: is L-shaped, of solid brick construction, and dates from the late 19th century. At one side it is attached to another residential building, as is common in a borgo. This very spacious house recently underwent a comprehensive renovation, carefully maintaining its original character: on the ground floor the original vaulted ceilings have been sand-blasted to reveal the attractive brickwork, good quality terra cotta style floor tiles have been laid throughout the house, all the made-to-measure wooden windows are double-glazed, central heating has been installed, and the roof has been renewed. All the rooms face south and enjoy lots of light.

Accommodation

Ground floor: The front door opens from the courtyard garden into a spacious entrance/dining hall with an attractive open staircase leading to the accommodation on the first floor. Open to the right is a spacious living room with double french doors leading onto the patio. Also open from the entrance/dining hall is a small but well laid out kitchen. All three reception rooms have beautiful vaulted ceilings with the original brick arches, giving the rooms a lot of character. From the entrance hall a small corridor leads to a spacious modern bathroom and a convenient storage room. Accessed from a door on this corridor, stairs lead down to a large underground wine cellar.

First Floor: from the small landing at the top of the open stairway, doors open into a double bedroom and a very spacious but unfinished bathroom: the plumbing, heating and electrics are all in place, only tiles and bathroom suites still need to be installed. The small landing also opens onto a spacious, sunny first floor reception room with a balcony: from here are accessed 2 further double bedrooms. The larger of these bedrooms has access to a small room at the back of the house that could be converted into a small en-suite bathroom if desired.

Second Floor: The spacious loft, currently empty, features a fully-insulated roof, and the plumbing is already in place for future development: there is enough space to create a small independent apartment. A door leads from the loft onto a very private, sun-bathed roof terrace with breathtaking views to the South.

Outside: A driveway leads from the country lane to the entrance gate, and to the entrance gate of the immediate neighbour, behind the house. There is a further double gate that leads from the lane directly into the small, fenced garden. To provide privacy in the garden, the boundary fence could be replaced with a wall, a hedge or a row of trees.

Sporting facilities: There are a number of golf courses in Southern Piedmont: the nearest, Margara near Fubine, can be reached by car in 30 minutes. Tennis courts can be found nearby, and horse riding is also very popular, with stables not far away. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached within one to one-and-a-half hours.
