THE SITUATION : This highly sought-after vineyard is located 20 km southeast of Alba, high up in the heart of the Moscato wine hills above Santo Stefano Belbo, on a sun drenched ridge with fantastic views over the Belbo valley. The nearest shopping facilities are a short drive away in Santa Stefano and in Canelli, and the area boasts a number of excellent restaurants and enotecas. Distance to motorway: twenty-five minutes.
The Vineyard : The property measures about 2,700 mē (0.675 acres), of which 2,300 mē is given over to first-class D.O.C. Moscato. The soil is also suited to growing red grape varieties such as Dolcetto. The current owner has subcontracted the vineyard, and the subcontractor is happy to continue working it if the purchaser requires.
The House : The four-hundred years old farmhouse is of solid stone construction and has a floor area of about 240 mē. The house is in good condition and has many original features such as brick arched ceilings with wooden beams. It is habitable, but in need of some renovation.
Downstairs: Currently there are a small kitchen and three further reception rooms, partly with the original cotto floors. The house also has a "portico" (i.e a roofed porch supported by columns) and a spacious wine-cellar.
Upstairs: An old wooden staircase leads to two spacious bedrooms and a small bathroom.
Outside: The driveway which is shared with the neighbouring property leads to a sunny courtyard, having access to the vineyard and a garden that is well stocked with beautiful fig trees and various pear, plum, peach, walnut and hazelnut trees. There is also space for a swimming pool.
