The Situation : The vineyard occupies a sunny hillside position near Canelli, with beautiful views high above the scenic Belbo valley. The property is situated right in the heart of the best quality Moscato DOC region. Distance to motorway: 30 minutes.
The Vineyard : The vineyard, building and courtyard of this 5 hectare (12.5 acre) estate occupy a south-west facing slope. A very quiet country road leads to the house. Half of the property, about 2.5 ha, is used for growing the first-quality D.O.C. grape varieties Barbera d'Asti, Moscato, Dolcetto d'Asti, Freisa, and Lambrusco, plus some Cannonau, a light-red variety native to Sardinia. The vineyard is understood to be in excellent condition. The average yearly harvest is 25,000 kg, which was formerly pressed mainly in the estate's own wine cellar, but is currently sold. Wine-making equipment and machinery is included in the sale.
The remaining area comprises hazelnuts (about 400 kg p.a.), 100 walnut trees, meadows and orchards, plus various fruit trees including fig, almond, apple, peach, cherry, plum and apricot.
The House : The 300 year old building is of solid stone construction, slightly crescent shaped, with a plastered front exterior. It consists of two conjoined houses with separate entrances, and is built in the typical style of South Piedmontese vineyards, the so-called "cascinas", in which the living and working areas are under one roof. This makes architectural and functional changes very straightforward. The original barrel-vaulted brick ceilings can be found throughout, as can many of the original cotto floors.
The accommodation comprises 3 reception rooms, 2 kitchens, one with a bread oven in working order, a huge portico that runs the length of the building to the rear, and a large "portico" (a roofed porch supported by columns, attached to the side of the house).
Stairs lead to 9 bedrooms, all with lovely views over the front courtyard, and three bathrooms, one of which is modern and fully tiled. Access from upstairs to two large haylofts, which provide sufficient space for an additional apartment.
