The Situation : Set in a gentle valley, the south-facing property measures a total of 1.71 Ha (4.27 acres), of which 7,300 m² are given over to vines, 820 m² are woodland and 7,290 m² are arable fields. The location is very sunny and offers fine views over open countryside to the distant hills. Distance to motorway: 20 minutes.

The Vineyard : Recently the vineyard has been somewhat neglected, but could be brought back to D.O.C. standard within one season. It consists mainly of Grignolino and Barbera, but there are also rows of Fragola, Bonarda and Moscato Hamburger vines.

The House : 300 year old brick construction with plastered exterior. The house was built with two entrances, however the second one has been replaced by a window. The roof is tiled "alla Marsigliese". In 1989 the 300 year old house, which is built in the style of a traditional "cascina", underwent a comprehensive renovation under the direction of the German owner. The total floor space measures about 400 m² (4400 ft² ).

The ground floor accommodation comprises 3 generous reception rooms, a modern kitchen, a modern bathroom, and a cantina (wine cellar). There is access to the former portico which has been prepared for conversion into a further kitchen and breakfast area.

The first floor contains 3 spacious bedrooms, each with a modern en-suite fully-tiled bathroom, a spacious dressing room, plus a study. A door leads to a former hayloft, which could be converted into a further guest suite.

Outside: The house is approached from the road by a short driveway that leads onto a south-facing courtyard with an impressive old chesnut tree, which provides a favorite shaded sitting area during the hot summer months. A grassed area lies to the rear of the house, and there is also an orchard with various fruit trees, including fig, plum, peach, cherry and apple.

The caves: A truly fascinating feature of the property are 8 large caves cut into the tuff stone cliff behind the house. These caves have been variously used as stables, for hay storage and as wine cellars. The largest is about 30 m (100 ft) long and was once used for wine production. It has a constant temperature of about 18 °C (64.4 °F). The caves were apparently used as a wartime refuge during the occupation by Napoleon in 1802.
