Between Asti and Acqui Terme

Situation : The vineyard is located halfway up a south-facing gently-sloped hillside overlooking a scenic valley between Asti and Acqui Terme. The property is situated in the very heart of the premier Monferrato wine region, only a five minute drive from the nearest town. Distance to the motorway: 20 minutes.

The House : The two floor eighteenth-century brick built house is south-facing and located in the centre of the estate. It is approached by its own driveway, which turns off a tarmac-surfaced country lane. It is built on a wide terrace/courtyard overlooking the vineyard, the valley and the hills on the opposite site of the valley. The building is about 35 m long and 9 m wide and is built in the typical style of South Piedmontese vineyards, the so-called "cascinas", which provide living and working areas under one roof. The house has been renovated, but is in need of some decorative attention. The house includes a spacious living room featuring an attractive partly-exposed brick wall and old wooden beams, a large kitchen with an open fireplace, a huge wine cellar, a very large garage/workshop which houses the vineyard machinery, two modern bathrooms and four large bedrooms with fine views overlooking the vineyard. It includes newly-installed gas central heating and partly-original cotto floors. If required, this property has the potential to add further bedrooms and bathrooms, or self-contained apartments.

The vineyard: Currently 3 hectares (7.5 acres) are planted with top-quality vines of which 1 ha (2.5 acres) is Barbera d'Asti DOC, 1.4 ha (3.5 acres) are Moscato d'Asti DOC and 3,300 sq m (0.82 acre) are Dolcetto d'Asti DOC. There is already permission given to plant another 1 ha (2.5 acres) of Barbera d'Asti. The well-exposed vineyard is adapted for working with modern machinery, which is included in the sale. Annual grape harvest is currently about 30 tonnes (30,000 kg).
 
The additional grounds of about 3 ha (7.5 acre) include arable fields and meadows, of which the sloped areas are suitable for planting further vines.

Outbuilding: On the west side of the courtyard is a former stable with a hayloft above. The building measures about 13m x 7m and can easily be converted into further accommodation, for example self-contained apartments, or rooms for a B&B.
