The Situation : The property occupies a sunny ridge with beautiful views and is only a short distance away from a well-known South Piedmontese town with an impressive castle. Distance to the motorway: 20 minutes.
The Grounds : The property measures 8,336 sq m, of which 1,000 sq. m (0.25 acres) have been given permission to replant a vineyard with D.O.C. Barbera. Currently there are only a few rows of Barbera vines. The neighbouring vineyard of about 5,000 sq. m is also for sale, with an asking price of 60M LIT (approx. $34,000 US or £21,000 UK). The property features a good-sized wine cellar which could be easily equipped with wine-producing machinery for on-site wine production. The remaining grounds are given over to a hazelnut grove, a courtyard, a small outbuilding, a meadow, a vegetable garden and an orchard stocked with apple, pear, fig, cherry and plum trees.
The House : The two-storey brick farmhouse dates back to the mid-eighteenth century and measures about 20 x 7 meters (60 x 21 ft). It is built in the typical style of South Piedmontese vineyards, the so-called "cascinas", in which the living and working areas are under one roof. This makes architectural and functional changes quite straight forward. It has a total floor area of 280 sq. m (2800 sq. ft) and faces south. The condition of the building is very good, but the interior is in need of general modernization and refurbishment. Most of the floors are original cotto and the rooms feature attractive vaulted ceilings, which can be sand-blasted to bring them back to their original beauty. The house has its own well, and is connected to both water and electric mains.
Accommodation
Ground floor : The entrance door leads to a small hall and a spacious kitchen (4.18 m x 5.21 m). Door from the kitchen to a former stable (6.23 m x 5.60 m), which could be converted into a generous living room. Access via stairs from the kitchen to an impressive underground wine cellar with six windows and an antique wooden gate that opens onto stairs that lead up into the courtyard.
There are two more ground floor rooms that could easily be amalgamated into one large room, plus a former stable with open fireplace and gate opening outside to the west which has interesting development potential.
First floor: A stone staircase leads up to three large bedrooms with windows overlooking the sunny courtyard and a bathroom. From the first floor there is access to a large, elongated hayloft above the former stable, which provides additional space with excellent development potential for further bedrooms and bathrooms.
Sporting facilities: With little traffic and many quiet country lanes, horse-riding is very popular in Southern Piedmont - there is plenty of space for keeping horses on this property. Tennis facilities can be found in the nearby towns of Nizza Monferrato and Asti. The nearest golf course, with 27 holes, is in Margara-Felizzano and can be reached within 20 minutes. The beaches of the Riviera are one hour's drive away.
