7 Ha (17.5 Acre) Estate with 6.5 Ha DOC Barbera Vineyard and Large Renovated Farmhouse

Situation : The vineyard is located on a south-facing gently-sloped hillside between Nizza Monferrato and Acqui Terme, in the very heart of the premier Barbera d'Asti wine region, and is surrounded by neighbouring vineyards.

The vineyard: 6.5 hectares (16.2 acres) are planted with top-quality Barbera DOC vines, some Moscato and a small quantity of Cortese. The well-exposed vineyard is adapted to be worked with modern machinery. Annual grape harvest is about 100 tonnes (100,000 kg), of which 77,000 kg have DOC status - the remainder is classified as "Vino da tavola". If bottled on the estate, the production would be about 100,000 bottles (each containing 75 cl) per annum. Currently the grapes are sold and fetch about 150 Million Lire per annum. Subject to negotiation, agreement can be reached with a local wine-producer to maintain the estate and handle wine production, should the new owner wish to sub-contract these activities. The remaining grounds of about 0.5 ha (1.25 acre) contain the courtyard, house and garden.

The House : The two floor eighteenth-century brick built house is approached by its own driveway and is built on a terrace overlooking the vineyard, the valley and the hills opposite. The building is about 30 m long and 13 m wide and is built in the typical style of South Piedmontese vineyards, the so-called "cascinas", which provide living and working areas under one roof. The house has been renovated, but is in need of some decorative attention. All rooms of the house are very large, have fine views overlooking the peaceful countryside and benefit from lots of light. The house has central heating and marble floors throughout. Accommodation comprises a spacious living room, a large kitchen, a wine cellar, a huge cantina/workshop, a small stable, four spacious bedrooms, a modern bathroom, and a large hayloft which has great expansion potential for further bedrooms and bathrooms, or for additional self-contained apartments, if required.
