Near Nizza Monferrato

Situation : This very neat and well-maintained vineyard is located near Nizza Monferrato on a south-facing, gently-sloped hillside, in the very heart of the premier Barbera d'Asti wine region, surrounded by neighbouring vineyards.

The Vineyard: 10.5 ha (26.25 acre) of the 11 ha (27.5 acre) estate are planted with top-quality vines, of which 2 ha are Barbera d'Asti DOC, 6 ha are Moscato d'Asti DOC, 0.5 ha are Dolcetto d'Asti DOC and 2 ha are Brachetto d'Asti DOC. The remaining grounds include a large farmhouse, a cantina/workshop and a courtyard. The well-exposed vineyard is adapted to be worked with modern machinery. Annual grape harvest is about 150 tonnes (150,000 kg), of which about 105 tonnes have DOC status - the remainder is classified as 'Vino da Tavola'. If bottled on the estate, the production would be about 150,000 bottles (each containing 75-cl) per annum.

The vineyard machinery is not included in the sale.

The House: is brick-built and modern. An electronically-operated gate opens onto a very spacious and sunny courtyard. The building is about 16 m long and 13 m wide. The overall condition of the house is very good. The house consists of two independent apartments, one on the ground floor and one on the first floor, and a converted attic that has space for a third apartment. The house has modern oil-fired central heating.

Ground Floor, Apartment #1: entrance hall, one bedroom, a living room, a kitchen and a modern bathroom. There is also a large workshop on the ground floor at the back of the house, with a modern WC/shower room and a staff room.
