Between Alessandria and Genoa

Situation : This very unusual and extremely spacious country villa is about one hundred years old and is situated in the eastern part of South Piedmont, near to a beautiful, unspoilt medieval village and close to one of the larger commercial centres of the region. The property has a very sunny position, fine views and excellent road access. The house is approached by a tree-lined road and lies in the centre of the estate, enjoying maximum privacy. In total the estate measures about 36 hectares (90 acres) of which 4 hectares (10 acres) are given over to a DOC vineyard. Because of its very central location and its size, the property is suitable for conversion into a luxury country hotel, a conference centre, or an exclusive college. The House: The two and a half floor brick-built villa and the adjoining stables, cantina and haylofts are built in an L-shape that encloses a spacious courtyard. There are three further outbuildings, used for agricultural storage, and a small 18th century farmhouse, which is habitable. The villa is in good structural condition, but it has not been occupied for several years and is in need of renovation and modernisation. Its interior is richly decorated with impressionistic frescos that were created by a very talented Polish-French princess, the wife of the original owner, at the turn of the twentieth century. The artwork is not listed, and could be partly or totally removed if the new owner wishes. On the other hand, in a modernised interior these murals could become a unique and very interesting feature of the house. The villa currently has 25 rooms, including a spacious ballroom (with a stunningly beautiful marble Art Nouveau fireplace), an arched roofed patio area, and a balcony. The total floor area of the villa is about 1,000 m² (10,000 ft²). A large cantina/hayloft and the former horse stable are connected to the villa by a covered archway. Total floor area of the outbuildings is 4,500 m² (45,000 ft²).

The Grounds: 4 ha (10 acres) of the grounds are given over to a very sought-after vineyard, producing 50% Cortese DOC and 50% Barbera DOC. The remaining grounds are arable fields, woodland, a walnut grove and meadows. There is plenty of space to create leisure facilities (for example a swimming pool, a golf driving range or tennis courts) and a car park.
