Between Nizza Monferrato and Acqui Terme
The Situation : The property is located in the beautiful wine Monferrato wine hills between the busy market town of Nizza Monferrato and the beautiful Roman spa town of Acqui Terme. The house enjoys a very sunny location, set at the entrance of a romantic valley with a small stream and a gentle hill that is part of the property. It has plentiful of water - enough to create a pond or a large swimming pool - and the house has additional floor area to accommocate further holiday apartments or to establish a B&B. The property is situated in the premier wine region, the so called "triangolo d'oro" (golden triangle) Nizza Monferrato - Agliano Terme - Santo Stefano Belbo. The nearest town offers good shopping facilities, banks, restaurants, bars and enotecas and can be reached by car in 10 minutes. Distance to the motorway: 20 minutes. The international airports of Milan, Turin and Genoa are within an hour's drive away.
The Vineyard : 1.2 ha are planted with vines including Barbera DOC, Cortese DOC and Moscato DOC and 1.9 ha have permission for planting further vineyard. Annual grape harvest is 12 tonnes (12,000 Kg). If bottled on the estate, the production would be about 12,000 bottles (75 cl each) per annum. All the vineyard production equipment is in good condition and is included in the selling price. The estate has been well looked after and is in excellent condition. Subject to negotiation, agreement can be reached with a neighbouring wine-producer to maintain the estate and handle wine production, should the new owner wish to sub-contract these activities. The property also includes 1.2 ha woodland, and 3.0 ha of arable fields which could be used as horse paddocks or for fruit orchards.
The House : is an 18th century farmhouse that used to be a mill - the stream runs close to the house - built in the traditional Piedmontese "cascina" style, in which living and working areas are under one roof. It measures 46 x 11 meters (150 x 36 ft) to give a total floor area of 1,012 sq m (10,900 sq ft). All rooms of the house have generous proportions and lots of light. The house was fully renovated to a high standard 12 months ago, and has a modern oil-fired central heating system which allows the three parts of the house to be heated separately. The currently unused floor area is large enough to create further facilities, for example additional apartments or a B&B.

Ground Floor: comprises a large living room with an open fireplace, an adjacent study area featuring a panoramic window onto the wine cellar, a fully-fitted modern kitchen, and a large dining area with another open fireplace. Above the wine cellar is a large hayloft which is already modernized - this could provide space for the addition of several bedrooms and bathrooms, or additional self-contained apartments, if required.
Outside: Approached via a tarmac road, the courtyard of the property features an impressive walnut tree and an open paved garden area used for outside leisure and al fresco dining. There is also an outbuilding that includes a portico featuring a shady sitting and dining area, and a double garage currently housing the vineyard machinery.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Le Colline in Acqui Terme, can be reached by car in 20 minutes. Tennis courts can be found in the nearby towns, and horseriding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within a one to one-and-a-half hour drive.
Our opinion: A property in a peaceful and convenient location, offering high standards, a very well-maintained vineyard, and lots of exciting development potential.
