Between Asti and Alba
Situation : The vineyard is very conveniently located on a south-facing gently-sloping hillside between Asti and Alba. The property is situated in the very heart of the premier Monferrato wine region, only a ten minute drive from the nearest town and 20 minutes from the motorway.
The Vineyard: Currently 1.2 hectares (3 acres) are planted with top-quality vines of Barbera d'Asti DOC and the light red variety Grignolino DOC. The well-exposed vineyard is adapted for working with modern machinery. Annual grape harvest is about 12 tonnes (12,000 kg): if bottled on the estate production would be about 12,000 75 cl bottles per annum, but currently the grapes are sold. Subject to negotiation, agreement can be reached with a local wine-producer to maintain the estate and handle wine production, should the new owner wish to sub-contract these activities.
The remaining grounds of about 1.3 ha (3.25 acre) comprise a courtyard, a garden, arable fields and meadows.
The House: The two floor eighteenth-century brick-built house faces south-west and is located in the centre of the estate. It is approached by its own driveway, which turns off a tarmac-surfaced country lane. It is built in an L-shape, which together with the portico building encloses a large U-shaped courtyard. The house overlooks the courtyard, the vineyard, the driveway and the surrounding hills. The building consists of two independent residential units, in total about 42 m long and 11 m wide. It is built in the typical style of South Piedmontese vineyards, the so-called "cascinas", which provide living and working areas under one roof. Part of the main house has been renovated to modern standards. The principal rooms of both houses measure about 25 mē each, have beautiful high vaulted ceilings and double doors, and benefit from lots of light. The roof of the entire building has been renewed, and the property includes a recently-installed gas central heating system and partly-original cotto floors. Further architectural modification is quite straightforward - there is excellent potential for the conversion of current porticos, haylofts and stables into accommodation, for example into guest suites for a agritourismo, hotel or B&B.

House 1
Ground Floor: The traditional entrance hall leads to a spacious living room, a large modern kitchen and a modern shower room. These rooms together with the stairway to the first floor have been recently renovated and feature new cotto floors. There is a further large room on the ground floor, currently unused. Access to a huge underground wine-cellar/cantina that runs under both buildings.
First floor: The original stone staircase leads up to a hall with a stone balcony and four very spacious and light bedrooms, three of which are renovated, and a modern bathroom.
House 2
Ground Floor: This house requires renovation. The separate entrance leads to 2 large rooms on the ground floor and an old-fashioned bathroom. Access from the hall to the former stable, which is about 20 m long. At the rear of the stable there are three further rooms.
First Floor: Original stone stairs lead to three spacious bedrooms and a large hayloft.
The garage/portico is an extension at a right-angle to the main house, currently housing vineyard machinery. The large first-floor hayloft would make an ideal location for further bedrooms and bathrooms.
Outbuilding: On the west side of the courtyard, opposite the main building, is another large portico with a hayloft above.
Garden: The grounds immediately surrounding the house feature a garden area with plenty of space for a swimming pool, plus an orchard with various fruit trees.
