Near Nizza Monferrato

Situation: The historic house is located in the centre of a medieval hilltop village dominated by an impressive castle, a short drive from the busy market town of Nizza Monferrato, a centre of wine trade that has excellent restaurants and shopping facilities, a hospital, schools etc. The motorway in Alessandria can be reached by car in twelve minutes. The international airports of Milan, Turin and Genoa can be reached within an hour.

The house: The two-storey brick building dates from the mid-sixteenth century and enjoys a south facing aspect, overlooking a medieval monastery and with fine views over open countryside. The house is built on top of the original medieval defence wall of the village, and within this wall, underneath the house, is located a truly magnificent wine cellar that has a secret passage to the castle. All rooms of the house have generous proportions, original ceiling decorations, and lots of light. The house comprises two parts, each of which has its own entrance. The main portion of the house has been renovated to modern standards; the other part is still in its original condition. Other beautiful features of the house include two very large loggias - one on the ground floor, one on the first floor - that provide outdoor living areas, and a lovely walled garden on top of the defence wall. Structurally the building, including the roof, is in sound condition.

Accommodation

House 1:

Ground floor: The entrance hall leads to a spacious kitchen, a study with an open fireplace, and a large living room with access to the ground floor loggia, the garden and the spectacular wine cellar which provides constant temperatures throughout the year and is ideal for wine storage.

First floor: The stairway to the first floor features original medieval frescos, and from the first floor landing there is access to 2 spacious double bedrooms, a single bedroom/study and a large modern bathroom.

House 2:

The second entrance door leads to the unrenovated part of the house, which could either be integrated easily into the main house or be converted into a self-contained unit for holiday lettings. This part of the house has 2 large rooms on the ground floor and 3 rooms on the first floor, and access to the first floor loggia.

Services: Mains water, electricity, gas and telephone.

Outside: The house is situated in the centre of the village along a small tarmac street that leads only to the castle and has little traffic. A part of the property is located on the other side of this road - it is a walled plot that includes a two-storey portico/garage and workshop, providing parking facilities for several vehicles. A double iron gate leads from the street into the south-facing garden that features mature shrubs and trees and a well.

Sporting facilities: There are a number of golf courses in Southern Piedmont. The one nearby, "Margara" near Felizzano, can be reached by car in 15 minutes. Horse riding is also very popular, and there are good riding facilities in the area. The nearest Tennis courts can be found in Nizza Monferrato and Canelli. The beaches of the Riviera are one hour's drive away.

Viewing: Strictly by appointment with the sole agents, Piedmont Properties.

Our personal opinion: A very rare opportunity to acquire a truly unique property with enormous character, charm and potential in an excellent location right in the heart of South Piedmont.
