Near Nizza Monferrato
Situation: This 300 year old brick building, set above a small hamlet and church, enjoys beautiful views over the rolling Monferrato hills. The property measures a total of 2500 m² (0.625 acre). The property has a very sunny aspect, excellent road access, and is only a short drive away from a larger village with many amenities and from the busy wine-trading town of Nizza Monferrato. Distance to motorway: 20 minutes. The nearest mainline railway station is in Nizza Monferrato.
The house: Brick construction with plastered exterior. The building is connected on one side to another country house - a very common arrangement in Piedmont. The house is approached by a small, quiet country lane that leads to only one other property. The roof is tiled in the traditional alla Marsigliese style. In the 1990's the 300 year old house underwent a comprehensive renovation under the direction of the current owner. The total floor space measures 422 m² (4220 ft²), made up by the ground and first floors with 163 m² (1630 ft²) each, a wine cellar with 96 m² (960 ft²) and a first floor terrace with an additional 10 m² (100 ft²).
Accommodation
Ground floor: The main entrance door opens from the plastered courtyard into a small hall with 2 doors leading to the ground floor accommodation and an antique Luserna stone staircase that leads to the first floor. One of the doors opens to a large room featuring a beautiful sand-blasted vaulted brick ceiling. Doors from this room open onto the sunny courtyard. Another door leads to a further large room - the former garage - which is currently used as a summer kitchen. Access to the laundry room and a modern fully-tiled shower room. The second door from the entrance hall leads to a very spacious room with an open fireplace that could easily be converted into a self-contained apartment: all the necessary plumbing for a kitchen and bathroom is already installed. Doors from this room to the courtyard.
First floor: Currently the first floor contains an independent apartment with three sunny bedrooms, of which two have a balcony and one has a dressing room. There are two modern and spacious bathrooms, a living-dining room with doors opening onto the first floor patio, and a modern kitchen. All rooms have TV and telephone points, are very light and enjoy fine views. The house features several barrel-vaulted brick ceilings, sand-blasted to their original condition, as well as modern double-glazed windows and good-quality tiled floors throughout.
The Grounds: The house is approached from the road through an iron gate that leads onto a sunny plastered courtyard and a garden area which features ornamental trees and shrubs. There is also a favourite shaded sitting area for the hot summer months, a brick barbarcue, and a garden shed. The remaining grounds are given over to grass and offer lots of scope to the enthusiastic gardener, and there is plenty of space for a swimming pool. There is also an orchard with various fruit trees, including fig, plum, peach, cherry and apple. A large cantina/winecellar is approached by a plastered walkway at the front of the house.
Services: Central heating, telephone; mains water, electricity and gas.
Sporting facilities: There are a number of golf courses in Southern Piedmont. The one nearby, "Margara" near Felizzano, can be reached by car in 25 minutes. Horse riding is also very popular, and there are good riding facilities in the area. The nearest tennis courts can be found in Nizza Monferrato and Canelli. The beaches of the Riviera are one hour's drive away.
Viewing: Strictly by appointment with the sole agents, Piedmont Properties.
Our personal opinion: A very interesting and conveniently-located property that requires no further renovation and has the potential to create further guest accommodation.
