Between Nizza Monferrato and Asti
Situation: This very spacious Palazzo style country house dates from the 17th century and is situated on a sunny hillside close to an ancient village. The property has excellent road access: it is approached by a tree-lined avenue that leads via a gate into the courtyard of the property. Its central location makes it a very attractive prospect for conversion into a hotel or guesthouse. The demand for tourist accommodation in this area is growing rapidly, and there are at present very few hotels in the region. The house lies in the centre of an estate that measures about 1 hectare (2.5 acres). The distance to the nearest motorway is 15 minutes, and the international airports of Milan, Turin and Genoa are each about an hour's drive away.
The house: The three floor brick-built house overlooks vineyards and the beautiful Monferrato countryside. The building consists of 2 houses attached to each other and forming a U-shape, one arm of which houses a stable and a garage/portico/hayloft. These three sections enclose a sunny and sheltered courtyard. There is access via another portico to a second large courtyard at the back of the house - this has the potential to be converted into an attractive outdoor living area with a pool.
The main house is built in the style of an Italian Palazzo, while the second house has the typical elements of a South Piedmontese farmhouse, the cascina. All rooms of the house are spacious with plenty of light. The house is in good structural condition, but has not been occupied for some time and is in need of general renovation. The roof is in excellent condition, and one of the stunning features of the house is the rooftop patio which gives a 360-degree panoramic view over the open countryside. The total floor space of the building is about 1,000 m² (10,000 ft²).
Accommodation
Ground floor: The main entrance opens into a small hall. From there access to several large, bright high-ceilinged rooms, including a large kitchen with an open fireplace and access to the former horse stable. Two staircases lead upstairs from the ground floor. Access from the ground floor to a huge wine cellar and cantina, with a large gate opening onto the grounds.
First and second floors: there are a total of 20 rooms providing lots of space to create bedrooms with en-suite bathrooms.
The garage/portico/stable is an extension of the main house with a large hayloft above.
The Grounds: A part of the grounds surrounding the house features an attractive formal garden with mature trees and shady walkways, while the rear is overgrown and needs some attention. Currently there is an ugly structure housing gardening tools in the main courtyard - this spoils the character of the courtyard, and the new owner will doubtless wish to demolish it.
Services: Mains water, electricity, easy gas access.
Sporting facilities: With little traffic and many quiet country lanes, horse-riding is very popular in Southern Piedmont. Tennis facilities can be found in the nearby towns of Nizza Monferrato and Canelli. The nearest golf course, with 27 holes, is in Margara-Felizzano and can be reached within 20 minutes. The beaches of the Riviera are one hour's drive away.
