Between Asti and Nizza Monferrato
The Situation : The property enjoys a very sunny South-facing position and is located on a gently-sloping hillside not far from the busy market town of Nizza Monferrato and from Asti, the attractive capital of the province. Both towns offer excellent shopping facilities, restaurants, banks, enotecas, banks, hospitals and schools. The property is situated in the premier wine region, the so-called "triangolo d'oro" (golden triangle) Nizza Monferrato - Agliano Terme - Santo Stefano Belbo. Distance to the motorway: 15 minutes. The international airports of Milan, Turin and Genoa are within an hours drive away.
The Vineyard : 1.15 ha are planted mainly with Barbera DOC vines and can be worked with modern machinery. Annual grape harvest is about 10 tonnes (10,000 Kg). Currently the vineyard is sublet. Should the new owner wish and subject to negotiation, agreement can be reached with the caretaker to continue maintaining the estate and handling the wine production. The property also includes a formal garden and a well-stocked orchard.
The House :The house is approached from a small tarmac road via a security gate, and its tarmac-surfaced drive leads to a plastered courtyard featuring various shrubs and trees. The late 18th century farmhouse is built in the traditional Piedmontese cascina style, in which living and working areas are under one roof, and comprises two attached houses with a total floor area of approximately 430 sq m. The roof is tiled traditionally alla Marsigliese. The house is fully renovated and is in excellent decorative order throughout. It has a modern gas-fired central heating system which allows the two parts of the house to be heated separately, an alarm system, and double glazing thoughout. One of the two houses could be let to generate an income, or used for visitors or staff. Each half of the house has its own entrance, but it can easily be turned into one large family home. Another door opens from the living/dining room to the modern fully-fitted kitchen. A few stairs lead down from the living/dining room to a large tarvernetta/wine cellar that can be used for entertaining. An entrance door leads from the tavernetta to the courtyard at the back of the house. This courtyard, shaded by a large tree, is a pleasant outdoor sitting area during the hot summer months, with a brick barbeque and bread oven. Adjacent to this courtyard is a meadow which could easily accommodate a swimming pool.
First floor: stairs lead to a small landing and to 2 large bedrooms with south-facing windows and great views. Access via stairs from bedroom 2 to the loft area that has been adapted as a spacious storage/box room. Bedroom 3 is smaller and is currently used as a study. There is also a spacious fully-tiled bathroom with separate shower, WC and bidet.
House 2:
Ground Floor: A separate entrance leads into a small hall and to 3 spacious rooms, of which two overlook the courtyard and one overlooks the back of the property. There is also a single garage on the ground floor.
First floor: stairs lead to a small landing and to five spacious rooms and a tiled bathroom. House 2 was until recently used as staff accommodation, and is currently unused.
Outside: Approached via a gate (with intercom) and a private tarmac-surfaced drive, the courtyard of the property features various mature shrubs and trees and a open paved sitting area with a pergola, used for outside entertaining and al fresco dining.
