Near Asti

The Situation : The property is located in the heart of the South Piedmontese wine country, only a short distance from Asti, Nizza Monferrato and the motorway. It enjoys a very peaceful and quiet position on the fringe of a charming small town, in walking distance of the main square and the town hall - the Municipio. There are good shopping facilities, wine bars and cafés in the locality. The property itself faces south, is very sunny and overlooks open countryside. The motorway can be reached in about 10 minutes.

The House: the three-floor brick house is about 250 years old, and has a plastered exterior and a portico. It is built in the style of a traditional cascina, in which the living and working areas are under one roof. This makes architectural and functional changes quite straightforward. The house features traditional vaulted brick ceilings throughout, and some rooms still have the original "cotto" floor tiles. The house in a generally good condition but it has not been occupied for some time, and is in need of modernization and refurbishment.

Accommodation

Ground floor: On the ground floor there are 2 spacious rooms, one of them formerly used as a kitchen, a cantina/winecellar, and a stable that could be integrated into the downstairs living area.

Upstairs: There are currently a total of 4 spacious south-facing bedrooms - 2 on each upstairs floor - overlooking the courtyard and the open countryside. Above the stable is a large hayloft, providing ample space for further bedrooms and bathrooms.

Outside The property is surrounded by a fence overgrown with vegetation and giving maximum privacy, and opposite the house at the bottom of the courtyard is a small outbuilding/shed. The sunny and sheltered courtyard offers plenty of garden-design potential. Currently there is a small vegetable garden, plus a few vines.

Services: Mains water, mains gas and mains electricity.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 20 minutes. Tennis courts can be found in the nearby towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within a one to one-and-a-half hour drive.

Viewing: Strictly by appointment with the sole agents, Piedmont Properties.

Our opinion: this property enjoys a very convenient and private location, and could easily be converted into a vacation home or an all-year-round residence
