Near Costigliole

The Situation : This 200-year-old farmhouse is set in a beautiful and very sunny hillside position with spectacular views over neighbouring vineyards and the rolling Monferrato hills as far as the Ligurian Alps to the South. The property measures approximately 1,900 sq m. It is just a short drive away from Costigliole, a small town well-known for its beautiful castle and as the home of the restaurant "La Guido" - voted by the Wine Spectator among the 10 best restaurants in the world. The town offers good day-to-day shopping facilities, further restaurants, wine bars, banks etc. In the direction of Asti the motorway/freeway/autostrada can be reached by car in 20 minutes. The international airports of Milan, Turin and Genoa are within an hour's drive away.

The House: The substantial, two-storey farmhouse dates back to the late 18th century, has a rectangular shape and is of solid construction with exposed brick walls. It is built in the typical style of South Piedmontese farmhouses, the so-called cascinas, in which the living and working areas are under one roof. The condition of the building is very good: the current owner has undertaken some renovation and made the house fully habitable. Some of the rooms feature attractive vaulted ceilings which can easily be sand-blasted to bring them back to their original beauty.

Accommodation

Ground floor: Entrance door opens onto a small hall, with a door to the left leading to a spacious living room with 3 windows overlooking the courtyard. Another door leads from the hall to a second smaller reception room with an open fireplace, a small bathroom and a huge kitchen/dining room with a door opening onto the courtyard. On the ground floor, and accessible from the courtyard, are also a garage, a laundry room, a small room accommodating the central heating boiler, and a stunning wine cellar with a beautiful vaulted ceiling.

First Floor: Stairs lead from the hall onto the first-floor landing. A door leads to bedroom 1, featuring a balcony and windows enjoying far-reaching views to the South, and a modern bathroom. Another door leads to bedroom 2 and bedroom 3 - both are very spacious and also enjoy great views. On the first floor, and next to the current bedrooms, there is a large hayloft that can easily be integrated into the living accommodation to provide additional bedrooms and bathrooms.

Outside:The house is approached via a quiet country lane, from which electric gates open onto a spacious, sunny courtyard. The garden to the back and side of the house features fruit trees plus a spacious grassy area that offers plenty of scope to the enthusiastic gardener, and is also large enough to accommodate a swimming pool. The property is fenced and enjoys a lot of privacy.

Services: Mains water, mains gas, mains electricity, mains sewerage and telephone.

Sporting facilities: There are a number of golf courses in Southern Piedmont. The one nearby, Margara near Felizzano can be reached by car in 25 minutes. South Piedmont is perfect for bike riding: there are numerous small, scenic roads - mostly tarmac-surfaced - connecting the hills and villages. Horse riding is also very popular, and there are good riding facilities in the area. The nearest tennis courts can be found in Nizza Monferrato and Canelli. The beaches of the Riviera are one hour's drive away.

Viewing: Strictly by appointment with the sole agents, Piedmont Properties.

Our opinion: A substantial property in a spectacular location and in good habitable condition, well suited for either a main residence or a holiday home.
