Near Nizza Monferrato

Situation : This south-facing village property has enormous character, comprising a small house/cottage, about 250 years old, and a sunny and sheltered courtyard garden. It is situated on a quiet narrow street next to a small church. Just around the corner is a small, but well-stocked grocery store, and it's only a short drive to the busy market town of Nizza Monferrato, a centre of the wine trade with excellent restaurants and shopping facilities, a hospital, banks, cinema etc. The colourful weekly Friday market at the main square, the Piazza Garibaldi, and the antique market - held there on one Sunday a month - are very popular. In the direction of Alessandria the autostrada can be reached by car in 15 minutes. International airports at Milan, Turin and Genoa are within an hour's drive away.

The house is of solid brick construction and has a recently-renewed roof. It is attached at one side to another property. In 2000/2001 the house underwent a comprehensive renovation which carefully maintained its original character. All rooms enjoy lots of light, have attractive tiled floors, are furnished in an appealing, antique style, and overlook the sunny courtyard. The house is sold fully furnished - the new owner could move in with only a suitcase.

The ground floor : The original entrance door leads to a small hall, with a door to the left leading to a cosy living room with a substantial fire place. A special focal point is the ceiling with its beautiful, original wooden beams. Another door leads from the hall to a pretty dining room with open fireplace, and to a fully-fitted kitchen that includes a fridge, gas stove, washing machine and dryer. The vaulted ceilings in the kitchen and dining room have been sand-blasted to reveal the original, authentic brick.

First floor : A stone staircase leads from the hall to the first floor. Here there are two bedrooms - one double and one single - and a modern bathroom. All rooms upstairs have sand-blasted vaulted brick ceilings, and overlook the sunny courtyard.

Outside: The property is approached by a gate leading onto a small, sun-drenched courtyard garden, well-suited to growing Mediterranean plants, and surrounded by a brick wall that gives maximum privacy.

Services: Mains water; mains electricity and gas, telephone, satellite TV.

Viewing: Strictly by appointment with the sole agents, Piedmont Properties.

Our personal opinion: A lovely property in a very convenient and peaceful village setting, ideally located for the exploration and enjoyment of the best of the South Piedmont region.
