Near Santo Stefano

Situation : This very secluded property is situated on a sunny hillside overlooking the scenic valley of the Belbo river, enjoying beautiful views over the lush Monferrato hills. It shares an electric gate with the recently-renovated neigbouring property, from where a private drive leads to the grounds of the property - an arrangement which provides a maximum of security and privacy. Situated between Santo Stefano Belbo and Canelli, the property has good road access. Santo Stefano is a small, busy wine town and Canelli, one of the commercial centres of the area, is the home of the Gancia wine dynasty. Both towns are only a few minutes drive away and offer excellent shopping facilities, banks, hotels, restaurants and bars. The distance to the motorway is about 20 minutes.

The house is a medieval farmhouse of solid stone construction. This type of house, a so-called rustico, is highly sought-after: it has become increasingly difficult to find them in Southern Piedmont. The building is L-shaped and comprises a residential part plus an agricultural part that includes the former stable and hayloft. Behind the house is an extension that is currently derelict, but can easily be reconstructed. The house has a total of 11 rooms and has never been renovated. The rooms feature traditional brick-vaulted ceilings and open fireplaces entirely preserved in their original condition. The L-shape of the building provides interesting visual perspectives and offers tons of potential. The house is in need of comprehensive renovation and modernisation, and we are happy to assist clients in engaging a competent geometra/architect who will be happy to supply a quote on request and then oversee the entire project.

The grounds measure about 2 hectares (5 acres). The property is very secluded, and has well-defined boundaries. At present the sloping grounds are overgrown, but are well stocked with various fruit trees, and the spacious courtyard has lots of potential for conversion into a beautiful Mediterranean garden. There is also enough space for a swimming pool.

Services: Both well-drawn and mains water; mains electricity.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 35 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.

Viewing: Strictly by appointment with the sole agents, Piedmont Properties.

Our personal opinion: A true gem of a rustico in a beautiful and peaceful location that would make a stunning residence.
