Between Nizza Monferrato und Acqui Terme
The Situation: The property occupies a prime hillside vineyard location in the heart of the finest quality wine region, the so-called triangolo d`oro (golden triangle) Nizza Monferrato - Acqui Terme - Santo Stefano Belbo. A tarmac-surfaced drive leads from a quiet minor road through the vineyards of the property to the house. It is situated not far from a small hilltop village that offers day-to-day shopping facilities. The nearest town, Nizza Monferrato - a centre of the wine trade with excellent restaurants and shopping facilities, a hospital, banks, cinemas, etc - is about a 10 minute drive away. The colourful weekly Friday market at the main square there, the Piazza Garibaldi, and the antique market - held there on one Sunday a month - are both very popular. The motorway can be reached within 25 minutes, and the international airports of Milan, Turin and Genoa within 60 to 90 minutes.
The Vineyard: The property measures about 5 Ha (12.5 acres), of which about 4.5 Ha is a very well-maintained and newly-established vineyard that produces DOC Moscato and DOC Brachetto grapes: one third of the total production is Moscato, and two-thirds Brachetto. Brachetto is a red and very sought-after dessert wine variety: Moscato and Brachetto fetch the highest grape sale price of all Piedmont varieties, and the annual revenue from sale of grapes is in the region of 29,000 Euro. Currently the vineyard is tended by the owner, but of course the vineyards could be sublet to a local farmer if desired. The remaining grounds accommodate a rustic 18th century farmhouse and a courtyard.
The House: The two-storey brick-built farmhouse enjoys a beautiful hillside location - positioned in the centre of the property, it overlooks its vineyards and offers far-reaching views over the Monferrato countryside. The house has features typical of South Piedmontese farmhouses, the so-called cascinas, in which the living and working areas are under one roof. This makes architectural and functional changes quite straightforward: the former hayloft and stable can easily be integrated into the main accommodation. The house is in need of comprehensive renovation and modernisation, and we are happy to assist clients in engaging a competent geometra/builder who will be happy to supply a quote on request and oversee the entire project. All rooms of the house have lots of light, and many original features can still be found - for example, there are barrel-vaulted brick ceilings throughout, and open fireplaces.
Accommodation
Ground floor: The entrance from the courtyard leads to 2 spacious rooms on the ground floor. The rooms have vaulted ceilings which can easily be sandblasted back to their original beauty. On the ground floor, and currently only accessible from the courtyard, is a large stable that could be integrated into the living area and transformed into a stunning living room.
First floor: The original stone staircase leads up to two spacious bedrooms, one of which still has a beautiful wood beam ceiling. Both rooms have higher than average ceilings and beautiful views. There is also a spacious hayloft on the first floor which is currently only accessible from the outside - it provides ample additional space for further bedrooms and bathrooms.
Outside: The grassy courtyard is wide and spacious, and features some mature trees. There is plenty of space for a swimming pool. The remaining grounds are mainly vineyard, but include some meadow with fruit trees.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Le Colline in Acqui Terme, can be reached by car in 25 minutes. Tennis courts can be found in the nearby towns, and horseriding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within a one to one-and-a-half hour drive.
