Between Canelli and Asti

Situation: this south-facing property enjoys a very sunny location in a small hillside borgo (hamlet) with lovely views. Situated at the end of a small country lane, it enjoys both excellent access and lots of privacy. The nearby towns of Asti and Canelli, one of the most important centres of the wine trade in Italy, can be reached within 15 minutes: they both offer excellent shopping facilities, banks, schools, hotels, restaurants, bars and enotecas. The motorway can be reached from the property in about 30 minutes, and the international airports of Milan, Turin and Genoa are a little over an hour away.

The House: an electric gate leads from the country lane onto a spacious courtyard and to the L-shaped, brick-built, late 19th century house. This is attached on one side to another residential building, as is common in a borgo: however, the property is separated from the neighbour by a very tall wall, giving the house and garden total privacy. Only recently the very spacious house was comprehensively renovated: good-quality terra cotta style floor tiles were laid throughout; made-to-measure, double-glazed wooden windows were fitted; an alarm system as well as a gas or wood-burning central heating were installed; and the roof was renewed. All the rooms are very generously sized, and enjoy fine views. Outside there are some minor works which have not been finished - such as the fitting of a bannister on the first floor balcony.

Accommodation

Ground floor:

Entrance hall: The front door opens from the courtyard into a spacious entrance hall (3.10 m x 6.65m) with an attractive wooden staircase leading to the accommodation on the first floor.

Living/Dining room: To the left of the entrance hall, the very large living/dining room (12.75m x 4.60 m) has an open fireplace. 2 sets of double french doors open onto an external terrace.

Family kitchen: A small corridor leads from the entrance hall to the family kitchen (6.65m x 3.98m) - this too features an open fireplace. From the kitchen, double doors open onto a portico (roofed patio) that provides a shaded al fresco dining area for the long summer months. A small laundry room adjoins the kitchen.

Guest Bathroom (3.65m x 3.65m): the fully-tiled bathroom includes a bathtub, basin, WC and bidet.

First Floor: wooden stairs lead from the entrance hall up to a very spacious landing, which is large enough to accommodate a study area.

Bedroom 1: doors lead from the landing to bedroom 1 (5.38m x 4.60 m) which has doors opening onto a long balcony that enjoys lovely views. Access from bedroom 1 to a dressing room (2.73m x 3.27m) which can be converted into an en-suite bathroom if desired.

Bedroom 2: another door leads from the landing to Bedroom 2 (4.60m x 4.74m) which also has double doors leading onto the long balcony.

Bedroom 3 (4.25m x 4.13m) comes with an en-suite fully-tiled shower room (2.52m x 2.83m).

Family Bathroom (3.03m x 3.25m): this is also fully-tiled and includes a corner bathtub, basin, WC and bidet, plus a french balcony.

All upstairs rooms have higher-than-average wooden ceilings, lots of light and beautiful views.

Cantina/Wine Cellar: stairs lead from the patio area down to the cantina / wine cellar underneath the house. The cellar features a beautiful vaulted ceiling and provides ample storage space.

Outside: the spacious courtyard is laid with concrete tiles. A long portico along the south side of the house provides welcome shade. The garden beside the courtyard has a hole for a future swimming pool, for which planning permission has already been granted by the local comune. In total the property measures about 8000m² (2 acres), much of which is on the hillside slope below the courtyard. These sloping grounds would be an ideal location for either a vineyard or an orchard.

Sporting facilities: There are a number of golf courses in Southern Piedmont: the nearest, Margara near Fubine, can be reached by car in 30 minutes. Tennis courts can be found nearby, and horse riding is also very popular, with stables not far away. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached within one to one-and-a-half hours.

Our opinion: A very attractive property in a very convenient location with beautiful views. The house is unusually spacious, and would make a fine year-round residence - and with loads of vacation rental potential, it would also make a comfortable holiday home.
