Near Rochetta Tanaro

Situation: this south-facing property occupies a sunny location in a small hillside borgo (hamlet). Situated along a small country lane at the top of a wide ridge, it enjoys both excellent access and lovely views. On clear days the Swiss Alps can be seen to the North, and the Ligurian Mountains to the South. The nearby town of Rochetta Tanaro, only a short drive away, offers day to day shopping facilities, restaurants, banks, medical care, schools etc. : more extensive shopping, as well as many excellent restaurants, are available in Asti, which can be reached by car in 15 minutes. The motorway / freeway / autostrada can be reached in 10 minutes, and the international airports of Milan, Turin and Genoa are little more than an hour's drive away.

The House: a gate leads from the country lane onto a spacious courtyard and to the detached house dating from around 1900. The house was renovated by the present owner about 30 years ago: all rooms are very bright and spacious, having higher-than-average ceilings and the large windows that are typical for that era. It is structurally sound, and the roof is in good order. Overall the house features many original elements, and needs only some decorative attention and updating. It has central heating, double glazed windows and an alarm system, and the total floor area is about 340 m² (3,400 ft²).

Accommodation

Ground floor:

Entrance Hall: The front door opens from the courtyard garden into a small entrance hall with the original Luserna stone staircase leading to the accommodation on the first floor.

Reception Rooms: To the left of the entrance hall, the spacious living/dining room has an open fireplace and two south-facing windows overlooking the courtyard garden. An arched doorway leads to a small kitchen, and another door leads to a guest bedroom/study and a downstairs bathroom. To the right of the entrance hall is a further spacious living room: this too features an open fireplace and has two south-facing windows overlooking the courtyard garden. From the entrance hall a small passageway leads to the utility room at the back of the house.

First floor:

The stone stairs lead from the entrance hall up to a small landing, with further stairs leading up to two very spacious bedrooms plus a bathroom. The two bedrooms enjoy beautiful views towards the Swiss Alps to the North. From the small landing another staircase leads to a small balcony and to two further south-facing bedrooms which still have their original floors and enjoy lovely views over the garden to the Ligurian mountains in the South. All four upstairs bedrooms rooms have higher-than-average ceilings and lots of light.

Garage/Portico: the long shaded portico to the rear of the building is currently used as a garage - however, there is an additional garage at the back of the house, which could be incorporated into the main accommodation if desired.

Outside: the spacious courtyard is laid with concrete tiles. To one side of the courtyard there is a small detached building which accommodates a summer kitchen with a barbecue, pizza oven, cooker and sink: this is used for easy outdoor cooking and dining during the hot summer months. A further small outbuilding near the entrance gate is used for storage. The garden beyond the courtyard is well stocked with mature trees, and beyond that there is a large south-facing plot which is a part of the property - the garden could be extended into this plot, and it would make a perfect place for a swimming pool. In total the property measures about 4,000 m² (1 acre).

Sporting facilities: There are a number of golf courses in Southern Piedmont: the nearest, Margara near Fubine, can be reached by car in 15 minutes. Tennis courts can be found nearby, and horse riding is also very popular, with stables not far away. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached within one to one-and-a-half hours.

Our opinion: A very attractive property in a peaceful yet accessible location with beautiful views. The very spacious house would make a fine year-round residence - but with loads of rental potential it would also make a comfortable holiday home.
