Near Canelli

Situation: This substantial vineyard property enjoys a very sunny hillside position: accessed by a country lane with little traffic, it is close to a small hilltop village that offers some day-to-day shopping facilities. The famous wine town of Canelli can be reached by car in a few minutes. Canelli is one of the main commerical centres of the Piedmont wine trade, and many famous wineries - including Gancia, Riccadonna and Bosca - have their headquarters here. Canelli's historic cellars are a UNESCO World Heritage site and a popular tourist destination. The town offers very good shopping facilities, banks, restaurants, schools, bars and enotecas. The motorway is about 30 minutes away, and the international airports of Milan, Turin and Genoa are within little more than an hour's drive.

The views from the house and grounds over the rolling Monferrato hills are stunning - on a clear day you can see the magnificent peaks of the Swiss Alps 90 Km (56 miles) away.

The Vineyard: Currently about 2.7 hectares (6.75 acres) are planted with quality vines, of which 20,500 mē are Moscato d'Asti DOC, 6,800 mē are Chardonnay and 500 mē are Dolcetto. The well-exposed vineyard is adapted for working with modern machinery. Annual grape harvest is currently about 25 tonnes (25,000 kg). Should the new owner wish, agreement can be reached with a local wine producer to maintain the vineyard.

The property also includes a substantial detached house, a detached guesthouse, a spacious courtyard and an agricultural outbuilding. The grounds extend to about 10 Ha (25 acres) in total, and there is space to build a swimming pool.

The Buildings: the substantial main house, about 200 years old, faces south and is of solid natural stone construction: it has been completely renovated by the present owner over the past ten years. During this time a new, smaller guest house was also built next to the main house, and in the same style: it could easily be used for weekly holiday rentals, if desired.

Accommodation

The Main House

Ground floor: The main entrance from the courtyard leads into a small hall with stairs leading to the first floor. The door on the left leads to a very spacious and sunny kitchen with doors opening onto a patio with fantastic views over the Monferrato countryside to the distant Alps. Another door leeds from the entrance hall to a spacious room, currently used as an office, that also has French doors leading onto the patio. A small corridor leads from the office to a second, smaller room that houses the boiler for the central heating: this room could easily be converted into a ground floor bathroom/laundry room - all the plumbing is already installed. A door leads from the corridor to the garage with space for 2 cars.

First floor: The staircase leads up to a small landing: to the left is a very sunny double bedroom with doors leading onto a balcony, and a bathroom that includes a shower, WC, bidet and washbasin. To the right of the landing is a second double bedroom, overlooking the courtyard, that also has doors leading onto the balcony. A door at the end of the corridor leads to a spacious dual-aspect living room with 2 French balconies offering amazing views, windows overlooking the courtyard, and a fully-insulated high wooden ceiling. A further door leads from the living room to the spacious master bedroom with an ensuite bathroom. The master bedroom has a French balcony and an open, insulated wooden ceiling: the fully-tiled ensuite bathroom has double washbasins, bathtub, shower, bidet and a WC.

The house has central heating, traditional made-to-measure wooden double-glazed windows and doors, and good quality terracotta-style floor tiles throughout. Most rooms have plastered vaulted ceilings.

Situated below the kitchen, but only accessable from outside, is the original cantina/wine cellar with exposed stone walls and a beautiful brick-vaulted ceiling.

The Guest House

Ground floor: A door leads from the sunny courtyard to a small entrance hall, with a kitchen to one side and a sitting room to the other. Stairs lead from the entrance hall to the first floor.

The First Floor has 2 double bedrooms, a balcony and a modern bathroom.

The guest house has central heating, made-to-measure double-glazed wooden windows, and good quality terracotta-style floor tiles throughout.

The Courtyard & Grounds: a short driveway leads from the road to a gate and a spacious courtyard. The courtyard is lined with flowering shrubs, and features some mature trees that provide pleasant shade: at the side of the house there is space for a swimming pool. A footpath leads from the residential houses to the vineyard which is located on the hillside below. For vehicular access, an additional track leads from the road to the vineyard. Next to the vineyard there is a natural well with plentiful water, and an agricultural outbuilding that houses machinery for working the vineyard: all of this machinery is included in the sale. The remaining grounds are maintenance-free Mediterranean woodland.

Services: Mains water, mains electricity, central heating, telephone.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 35 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.

Our opinion: an exciting property, with an excellent vineyard in a prime location, that could also generate an immediate rental income.
