Near Nizza Monferrato
Situation: this south-facing property occupies a sunny location in a small hillside borgo (hamlet). Situated along a quiet country lane, it enjoys both excellent access and lovely views, and is close to an attractive hilltop village with 2 excellent restaurants and some day-to-day shopping facilities. The nearby town of Nizza Monferrato offers very good shopping facilities, restaurants, banks, hospitals, schools etc. The motorway / freeway / autostrada can be reached in 15 minutes, and the international airports of Milan, Turin and Genoa are little more than an hour's drive away.
The House: approached via a spacious courtyard, the brick-built house is over 200 years old and attached on one side to another building of similar vintage and character. It is built in the style of a Piedmontese cascina (farmhouse) in which the residential and agricultural areas are under the same roof. The floor space of the residential part of the house is about 400 m²: it has spacious rooms and features a wealth of original elements, including traditional brick vaulted ceilings, cotto floors, wooden beams and open fireplaces. Although the building is structurally sound - the roof has been renovated by the current owner - it needs further renovation and modernization: we are happy to help the buyer find a very competitively-priced geometra (builder) to oversee the work. We provide this service to buyers free of charge.
Accommodation
Ground floor:
The front door opens from the sunny courtyard garden into a small entrance hall with a staircase leading to the accommodation on the first floor.
To the left of the entrance hall, the spacious reception room has an open fireplace, the original vaulted ceiling with wooden beams, and two south-facing windows overlooking the courtyard. A door leads from there to a very spacious kitchen / dining room. Also on the ground floor are a bathroom, a cantina / wine cellar, a small stable and a very spacious portico which could be turned into an attractive living room.
First floor:
The original Luserna stone stairs lead from the entrance hall up to a landing. Currently there are three bedrooms: all of them are very large, and there is enough space to create ensuite bathrooms.
Also on the first floor, but only accessible from the outside, is a huge open hayloft that offers interesting development potential.
Outside: the spacious courtyard and the grounds are currently grassed. There are several fruit trees - including plum, cherry and apricot - and several walnut and hazelnut trees. There is enough space for a swimming pool. In total the property extends to about 5,000 m² (1 acre).
Services: Mains gas, mains water and mains electricity.
Sporting facilities: There are a number of golf courses in Southern Piedmont: the nearest, Margara near Fubine, can be reached by car in 15 minutes. Tennis courts can be found nearby, and horse riding is also very popular, with stables not far away. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached within one to one-and-a-half hours.
Viewing: Strictly by appointment with the sole agents, Piedmont Properties.
Our opinion: A very spacious property with well-preserved character, in a peaceful yet accessible location, with pleasant views. It would make a fine year-round residence, or a comfortable holiday home with loads of rental potential.
