Near Acqui Terme
Situation : This very special village property is about 250 years old and comprises a substantial south-facing house in a sunny and sheltered courtyard. It is located in the historic centre of a small rural Piedmontese village: opposite the house is a stunning 13th/14th century castello (castle) that evokes the architecture of ancient Rome. The town hall and post office, plus a bar, grocery store and restaurant are all a short walk away. The village is situated between the busy market town of Nizza Monferrato, a well-known centre of the wine trade, and the beautiful Roman spa town of Acqui Terme. Both towns offer excellent restaurants and shopping facilities, schools, hospitals etc. In the direction of Alessandria the autostrada can be reached by car in 20 minutes. International airports at Milan, Turin and Genoa can be reached in little more than an hour.
The house is of thick, solid brick construction, and the structure - including the roof - is in good condition. It has central heating and double-glazed windows, and all rooms overlooking the sunny courtyard are very light and airy. There are many original features in the house, including antique floors and brick-vaulted ceilings that can be sand-blasted to expose the original brickwork. Although the house was occupied until recently, it now needs some general refurbishment.
Accommodation
Ground floor: The entrance door from the courtyard opens into a small entrance hall, and from there a door to the left leads to a spacious kitchen. The door to the right leads to a very spacious living/dining room with an open fireplace and balcony. From the living room a door leads to a huge cantina / wine cellar at the back of the house, which could be converted into further accommodation if desired. The cantina has access to a small garden area behind the house - a perfect place to create a small vegetable and/or herb garden.
First floor: stairs lead from the entrance hall to the first floor. Here there are currently 6 bedrooms and one dated bathroom. One of the bedrooms has an open fireplace and a balcony, and all of them enjoy beautiful views over the rolling hills of the Monferrato - Langhe border region. An old fig tree is a lovely feature of the courtyard. The whole property is surrounded by a tall brick wall that provides a maximum of privacy.
