Near Canelli

Situation : This south-facing stone-built farmhouse is about 200 years old - it enjoys a lovely hillside position overlooking its own grounds, and has views over lush hills, vineyards and hilltop villages. On clear days the magnificent Swiss and French Alps can be seen in the far distance. In the heart of the premier Monferrato wine region, the property is located along a small country road with little traffic, near to a village that has good day-to-day shops, bars and restaurants. The famous wine town of Canelli can be reached by car in a few minutes. Canelli is one of the main commerical centres of the Piedmont wine trade, and many famous wineries - including Gancia, Riccadonna and Bosca - have their headquarters here. Canelli's historic cellars are a UNESCO World Heritage site and a popular tourist destination. The town offers very good shopping facilities, banks, restaurants, schools, bars and enotecas. The motorway is about 30 minutes away, and the international airports of Milan, Turin and Genoa are within little more than an hour's drive.

The house was comprehensively renovated in the nineteen nineties by the current owner, and it is now in a very good habitable condition: quality floor tiles were laid on the ground floor; the original floors in the rooms upstairs were restored; some of the vaulted brick ceilings were exposed and restored; made-to-measure, double-glazed wooden windows were fitted throughout; central heating was installed, and the roof was renewed. All rooms are very generously sized, with tall ceilings, and enjoy fine views - and most have original open fireplaces. The property is to be sold fully-furnished.

Accommodation

Ground floor: A door leads from the courtyard to a small entrance hall and to the ground floor accommodation. A door to the right of the entrance hall leads to the spacious, bright living/dining room (5m x 8m), also with a rustic open fireplace. First floor: The original Luserna stone staircase leads from the ground floor to the first floor accommodation, which comprises 4 spacious double bedrooms and 1 bathroom. Also on the first floor is the former hayloft, now an enclosed 70m² reception room used for entertaining: this could be used for further bedrooms and/or bathrooms if required.

The Grounds are like a small private nature reserve, full with wildlife: a little stream runs through a small gorge within the property, flanked by lovely mediterranean woodland, and well-maintained footpaths make all the land easily accessable. There is also a large south-facing meadow which used to be a vineyard, which could - subject to the necessary permission - be re-planted with vines if desired. The property is well-stocked with mature ornamental trees and various fruit trees, and there is plenty of space for a generous swimming pool. An iron gate leads from the road via a driveway into the sunny, south-facing, pebble-surfaced courtyard in front of the house, where there is also a very pleasant al fresco dining area under some old trees. The grounds extend to about 6.6 Ha (16.5 acres) in total.

Sporting facilities: There are a number of golf courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
