Near Canelli

Situation: Located on a country lane with very little traffic, this substantial property enjoys a sunny hillside position close to the famous wine town of Canelli with its good shopping facilities, banks, Michlin-rated restaurants, schools, medical facilities, bars and enotecas. Canelli has two market days every week, and the annual Siege of Canelli re-enactment (in June) and the truffle fair (in November) are events that should not be missed. Canelli is also one of the main commercial centres of the Piedmont wine trade, where many famous wineries - including Gancia, Riccadonna and Bosca - have their headquarters. Canelli's historic cellars are a UNESCO World Heritage site and a popular tourist destination. The motorway is about 30 minutes away, and the international airports of Milan, Turin and Genoa can be reached in a little over an hour.

The panoramic views from the house and grounds over the vineyards and rolling hills of the Langhe are stunning - on a clear day you can see the magnificent peaks of the Swiss Alps 90 Km (56 miles) away.

The House : the south-facing antique Piedmontese Cascina (farmhouse) is about 200 years old and of solid natural stone construction, with a current floor area of about 320 m² (3200 ft²). It has excellent potential to be converted into a splendid country home: its distincly Piedmontese vernacular features - such as brick vaulted ceilings and open fireplaces - are still intact, and the agricultural areas of the building, such as the stable and hayloft, could be turned into further accommodation if desired.

Accommodation

Ground floor: The main entrance from the courtyard leads into a small hall with stairs leading to the first floor. The door on the left leads to a spacious reception room with a traditional brick-vaulted ceiling: this is currently plastered, but could be sand-blasted to expose the original antique brickwork. Another door leeds from the entrance hall to a kitchen that features an open fireplace and a vaulted ceiling. Also on the ground floor are 2 further rooms - currently used for storage - a wine cellar/cantina, and the former stable: however, these are currently only accessable from the courtyard.

First floor: The staircase leads up to a small landing: to the left of this there is a very sunny double bedroom with lovely views, and to the right of it is a small corridor that leads to 2 further bedrooms and a bathroom. The very spacious hayloft, also on the first floor, could be converted into further accommodation if desired.

The Outbuilding includes stabling for the 2 horses which are currently kept on the property, plus plenty of space for storage. It could also be used as a garage.

The Courtyard & Grounds extend to about 5000 m² (1.25 acres) in total. A short driveway leads from the road to a gate and a spacious courtyard. A part of the gently-sloping grounds is currently a paddock for 2 horses; the grounds also feature a large variety of fruit trees. There is plenty of space to create a landscaped garden and/or a generous swimming pool.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 35 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
