Between Asti and Alba

Situation : This attractive property enjoys a beautiful elevated position at the heart of the premier Monferrato and Langhe wine region, with endless views over rolling hills, vineyards and medieval hilltop villages. The property is located along a quiet country lane, a short distance from a small town with good day-to-day shopping facilities, bars & restaurants, schools, banks etc. The towns of Asti and Alba are within easy reach; the motorway can be reached within 15 minutes, and the international airports of Milan, Turin and Genoa are between 60 and 90 minutes away.

The Grounds, including the house, outbuilding/garage and courtyard, extend to about 8000 m² (2 acres) in total.

The House: The south-facing brick-built farmhouse is about 200 years old and enjoys a very open and sunny position. A gate leads from the lane into the courtyard in front of the house.

The antique building has features typical of a South Piedmontese cascina (farmhouse): it was renovated and extended in 2001 by the current owner in a manner consistent with its antique architecture and style. Brick-vaulted ceilings can be found throughout the house, and the roof has been restored using antique coppi - traditional pantiles.

Accommodation

Ground floor: the original, renovated front door leads from the very spacious courtyard into the ground floor accommodation. To the right of the small entrance hall is a spacious kitchen with a fireplace - from there an open archway leads into a very spacious living room with French doors onto a large, covered terrace that offers magnificent distant views. Stairs lead down from the kitchen into a stunning underground cellar that maintains a perfect temperature for storing fine wines. The cellar can also be accessed from the courtyard via a gated stairway.

To the left of the entrance hall is a spacious room with an open fireplace: currently the room is used as a study, but it could also be converted into a third double bedroom if required.

First floor: Stairs lead from the ground floor to the first floor accommodation that comprises 2 double bedrooms and 2 ensuite bathrooms. Both bedrooms enjoy lovely views and lots of light.

Also on the first floor, accessed via external stairs, there is a spacious hayloft with a beautiful first floor terrace. The hayloft could be turned into an independent guest apartment, an artist's studio, or further bedrooms and bathrooms.

Lower ground floor: Below the ground floor terrace, accessible from the courtyard, is a further large room - featuring a new, traditional vaulted brick-ceiling - that could be turned into independent guest accommodation.

Outbuilding: across the courtyard and facing the house is an antique brick-built outbuilding, currently used for storage, that could be used as a garage for 2 cars.

Grounds & Vineyard: The gently-sloping grounds include a small Barbera d'Asti vineyard, a hazelnut orchard, a meadow and a garden featuring mature ornamental trees and some fruit trees. Subject to permission, further vines could be planted. There is plenty of space for a swimming pool.

Services: Mains water, well-drawn water, mains electricity, telephone, mains gas, central heating.

Sporting facilities: There are a number of golf courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.

Our opinion: a well-restored, beautiful country home in a splendid location, with loads of potential for further development.
