Vineyard & Grounds
The property measures about 9000 m² (2.25 acres), of which the majority - about 8000 m² (2 acres) - are a mature and well-maintained vineyard located on the gentle slopes surrounding the house. The vineyard has mostly Bracchetto vines, and is currently tended by a local farmer, an arrangement that can be continued by the new owner if required. The remaining grounds accommodate the farmhouse, a courtyard and a well. The property has well-defined boundaries, and there is plenty of space for a swimming pool and a garden.
The late 18th century brick-built building was formerly a wine-producing farmhouse, and has all the architectural features of a typical Piedmontese cascina, in which the agricultural and residential parts of the house are under one roof. The house has a total floor area of about 200 m², including a 50 m² portico which could be incorporated into the house. The original architectural features that give the house its distinct character - including wooden beamed ceilings and open fireplaces - are still intact, and can be preserved in the necessary renovation.
The building has the potential to be turned into a spacious residence: permission could be obtained, if required, to extend the floor space by an additional 20%. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached within 60 to 90 minutes.

Our personal opinion: A rarely-available Monferrato vineyard property in a beautiful and peaceful location - it would make a fine private residence or a perfect holiday home.
