A long private driveway, fringed by various fruit trees, leads from a small country road to this impressive, 200-year-old south-facing stone farmhouse. It is located in the center of its own gently-sloping grounds, and enjoys a lovely hillside position with endless views over the lush hills, vineyards and hilltop villages of the premier Monferrato wine region - on clear days the magnificent Swiss and French Alps can be seen in the far distance.
The famous wine town of Canelli, about 2 km from the property, can be reached by car in a few minutes. Canelli is one of the main commerical centres of the Piedmont wine trade, and many famous wineries - including Gancia, Riccadonna and Bosca - have their headquarters there. Canelli's historic cellars are set to become a UNESCO World Heritage site, and are a popular tourist destination. Canelli offers excellent shopping facilities, banks, restaurants, schools, bars and enotecas. The motorway is about 30 minutes away, and the international airports of Milan, Turin and Genoa are within little more than an hour's drive.
House
The L-shaped house was renovated in the 1990s, and is now in a good habitable condition. New floor tiles were laid throughout the house; some of the vaulted brick ceilings were exposed and restored; rustic stone walls were partly exposed to create a rustic feel; made-to-measure, double-glazed windows were fitted throughout; central heating was installed, and the roof was renewed. All rooms are very generously-sized and have tall ceilings, fine views and lots of light. The property is to be sold part-furnished.
Accommodation
Ground Floor: A door leads from the courtyard to an entrance hall and the ground floor accommodation. To the right is a very spacious, triple-aspect living room with a wood-burning stove and an open-plan kitchen area. 3 French doors lead from the living room onto terraces to the front, rear and side of the house. The side terrace is located under a portico that provides pleasant shade on hot summer days. All the bedrooms have lots of light and lovely views. The former hayloft, also on the first floor, is a large empty area that could be used for further accommodation if required.
Courtyard & Grounds
The grounds extend to a total of 8.25 Ha (20.6 acres). The gentle slope of the land makes it very suitable for keeping horses. At the moment the land is tended by a neighbouring farmer and is planted with various crops. The land would also be suitable for a hazelnut plantation, and parts of it could be used to establish a vineyard.
Inside the property a small, white picket fence separates the courtyard from the grounds: this fence can easily be removed to create a larger garden, and there is plenty of space for a swimming pool or a tennis court. There are terraces on the north, south and east of the house: the one looking north offers fantastic views, and is a perfect shaded place to relax during the hot summer months.

Sporting Facilities
There are a number of golf courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
