Near Nizza Monferrato and Canelli
This south-facing property enjoys a wonderful sunny position on a ridge with magnificent views over the Monferrato hills with its vineyards and beautiful hilltop villages; the Swiss Alps can be seen to the north, as can the Ligurian Alps to the south-east. It is situated on a quiet country road that is used only by local residents. The two lively wine-trading towns of Nizza Monferrato and Canelli are both about a 10 minute drive away - they offer good shopping facilities, banks, schools, restaurants, hotels, and colourful weekly markets. In the immediate vicinity of the property there are 3 excellent restaurants. The motorway/autostrada can be reached in 20 minutes; the international airports of Milan, Turin and Genoa can be reached within 60 to 90 minutes.
The Vineyards and Grounds
The property has a total of about 1.5 Ha (3.75 acres) of which around 1.2 Ha (3 acres) are well-maintained Chardonnay and Barbera d'Asti vineyards. These are currently rented out to a local wine farmer: this arrangement can be taken over by the new owner if required. In front of the house is a sunny courtyard, and there is a second, very large and completely private courtyard, with great views, to the rear of the house: this would make an ideal spot for a swimming pool. The property has well-defined boundaries.
The brick-built Piedmontese wine farmhouse dates from the early 19th Century. As is typical for a Piedmont cascina, the living areas and work areas are located under one roof. The living area of the house was recently renovated, and is immediately habitable. The house features beautiful ancient brick vaults, uniform terracotta tiled floors, double-glazed windows, and central heating. It is attached on one side to the neighbouring property, another well-restored farmhouse that is currently used as a holiday home. Each house has its own private access.
Ground Floor: The front door leads into a small hallway; to the right are two large, bright, interconnected rooms, one of which - currently used as a kitchen - has a glass door to the outside. To the left of the hallway is another large room: the kitchen could easily be moved here, because the necessary services are already connected. All three rooms have well-renovated brick vaulted ceilings.
The beautiful cantina (wine cellar) measures approximately 55 m² and has wonderful vaulted ceilings. Adjacent to the cantina is a smaller, more modern winery which produced wine until recently, and could easily be re-activated. There is also a bathroom, accessed from both the winery and the kitchen, that has a shower, WC, sink and washing machine. Behind the kitchen is another room, used as a storeroom, that is currently only accessible from the outside: this room could easily be integrated into the living space if required.
First Floor: A beautiful Luserna stone staircase leads from ground floor to the first floor. Here there are two sunny, spacious bedrooms, a dressing room, and a bathroom with a small balcony. Both bedrooms have vaulted ceilings and fantastic views.
The Hayloft: Above the wine cellar, the first floor hayloft has an area of around 60 m². This could easily be developed and added to the living space: for example, three comfortable bedrooms and bathrooms could be added to establish a small B&B business.
The property has mains water, mains electricity and central heating.
There are a number of golf courses in Southern Piedmont. The nearest, Margara, is located near Felizzano and can be reached by car in 30 minutes. Horse riding is popular in the area, and there is a livery stable nearby. Tennis courts can be found in Canelli and Nizza Monferrato, and the dense network of paved roads in the region is especially attractive to cyclists.
