Near Nizza Monferrato and Canelli
This charming vineyard property enjoys an elevated and secluded location in the heart of the Monferrato red wine region. On clear days you can see the French Alps on the horizon to the west, and the Swiss Alps to the north. The two busy wine towns of Nizza Monferrato and Canelli can both be reached by car in 10 minutes: both offer excellent shopping facilities, schools, banks, restaurants, bars etc.
The property is easily accessed from a small country road via a private driveway. The nearest highway is about 25 minute drive away, and the international airports Milan, Turin and Genoa can be reached in 60 to 90 minutes.
The buildings are in the center of the property, which occupies a single contiguous plot, and are therefore completely private. The property includes the antique farmhouse, another farm building, and two courtyards - one in front of the farmhouse and one behind it - the vineyards, and a large hazelnut grove. The property measures approximately 2.7 hectares (27,000 m²) overall. The courtyard around the house could become a beautiful Mediterranean garden, and there is enough space for a swimming pool.
The Vineyards
The vineyards extend to about 2 hectares (20,000 m²) and are planted exclusively with well-tende Barbera d'Asti vines. The vineyards are gently-sloping and are therefore easy to work with machines. The new owener could, if desired, rent the vineyard out, or subcontract its care to a local co-operative.
The House
The south-facing brick farmhouse dates from the 19th Century and is built in the characteristic Piedmontese style: the original brick-vaulted ceilings and terracotta floors are still present in many areas. The former hayloft has been expanded and renovated, and the roof has been re-covered with antique tiles. The house is well-insulated, and has central heating.
Accommodation
Ground Floor: The entrance leads from the courtyard into a small hallway. To the left is a kitchen, with access to the large wine cellar in the rear of the house. The wine cellar has a beautiful, ancient vaulted ceiling and extends over the entire length of the house. Also on the ground floor is a dining room and another large, south-facing room. Connected to the house, and only accessible from the courtyard, is a large storage room. The spacious, shady portico in front of the house is ideal for sumer use.
The First Floor: Two staircases, including one in original Luserna stone stairs, lead from the ground floor to the first floor. Here there is a large living room, formerly the hayloft; 5 bedrooms, one with a balcony; and two bathrooms.
Outbuilding
Opposite the farmhouse, on the other side of the front courtyard, is an old farm outbuilding where the vineyard equipment is stored. This building offers the space for more accommodation, and could be adapted and expanded as required. Behind the outbuilding, an ancient crotin (cave) is dug into the arenaceous marl bedrock: this was used in the past for wine storage.

There are a number of golf courses in Southern Piedmont. The nearest, Margara, is located near Felizzano and can be reached by car in 30 minutes. Horse riding is popular in the area, and there is a livery stable nearby. Tennis courts can be found in Canelli and Nizza Monferrato, and the dense network of paved roads in the region is especially attractive to cyclists.
