Near Nizza Monferrato and Canelli

This large vineyard property enjoys a scenic but secluded location in the heart of the Monferrato, one of the major wine regions of south Piedmont. Two busy wine towns, Nizza Monferrato and Canelli, can be reached by car within 10 minutes: both offer excellent shopping, schools, banks, restaurants, bars, etc.

The property is easily accessible via a private access road leading upwards from the valley below. The two famous towns of Asti and Alba are about 20 kilometers away, and the nearest motorway / highway / autostrada can be reached in about 20 minutes. The international airports of Milan, Turin and Genoa can all be reached in around 60 to 90 minutes.


The Vineyards

The vineyards are in excellent condition: they have been fully restored and partially replanted by the present owners wothin the past five years. The vines are mainly Barbera d'Asti but also include some Nebbiolo, Cabernet, Chardonnay and Moscato. The vineyards are all registered DOC, and managed to produce high-quality wines. The annual grape production is around 50,000 kg. The current owner of the property, a famous wine producer in the area, would continue to produce wines for the new owner, if required.


The Estate

The antique farmhouse is located in the upper third of the south-facing grounds, and therefore overlooks most of the vineyards belonging to the property. The estate, including the farmhouse, a large courtyard and the vineyards, measures about 6 hectares (60,000 m²) in total. The courtyard and garden area around the house could be expanded, and there is room for a swimming pool.


The House

The simply-furnished, habitable, 19th Century brick farmhouse is built in the traditional Piedmontese style, with living and working areas under one roof. The 46 x 11 m building includes many original elements, including brick-vaulted ceilings that could easily be restored to their original condition. The house has two big haylofts which could be incorporated into the accommodation area; the roof has been restored and covered with antique tiles.

Accommodation

The Ground Floor: The residential area, located in the centre of the building, includes a kitchen and two reception rooms. Also on the ground floor are the former stables, store rooms and a large wine cellar to the rear of the house (see "Piano Terra" on the floor plan).

The First Floor: A central staircase leads from ground floor to the first floor, where there are six bedrooms and a bathroom. Also on the first floor, accessible only from the outside, are two large haylofts that provide plenty of space for further development (see "Piano Primo" on the floor plan).

Sports Facilities

There are a number of golf courses in south Piedmont. The closest, "Margara", is located near Felizzano and can be reached in 30 minutes by car. Horse riding is also popular in the south Piedmont, and there are livery stables in the area. Tennis courts can be found in Canelli and Nizza Monferrato, and the dense network of asphalted roads makes the region particularly attractive to cyclists.
